I learned this in my CFA class long ago. Unfortunately for me, i already wasted money building a 4 flats for rent. The saddest part is tenants thinking they're doing you a favour. Very useless investment!!!!

If you're close to 40+, please be more intentional about your cashflow in retirement. My target is to save N200m and compound it for 10 years. That will place me on average yearly income of N100m until i meet my maker. No inflation or fx volatility can scare a man of 50+
