Just rambling here…but… If a Boomer couple sells their home and takes the equity to buy a two family home with their Millennial children… The Millennial couple gets: 1.) To finally buy a home. 2.) Built in baby sitters. 3.) Time with their parents. The Boomer couple gets:

I believe most analysts are not giving enough weight to a key metric…human behavior. There is a massive, 18-month, pent-up selling demand. The spouse who hates their partner but hasn’t told them yet because they have a 2.73% mortgage rate is quickly running out of patience.

Please realize that LISTING PRICE reductions mean very little. If a home WAS WORTH $500,000 and the homeowner listed it at $550,000…then reduced the list price by $50,000…that house didn’t lose a penny in value. The active inventory of homes currently available for sale is
