Principles of Building Planning & Design:


1. Explain the principles of planning considering function, utility, and
aesthetics.

4. Explain importance of scale selection for architectural drawings.

NUMERICAL / APPLICATION-BASED QUESTIONS:

FSI, Area Calculations, Plot Design


1. A plot measuring 20 m × 30 m, abutting a 9 m wide road, falls in a
residential zone.
Maximum permissible FSI = 1.1.
Front marginal distance = 3 m, sides = 2 m, rear = 2 m.
Calculate:
a) Permissible built-up area
b) Maximum floor area
c) Carpet area (assume 20% area loss)
2. A commercial building requires parking as per UDCPR:
1 four-wheeler per 50 m² of built-up area
Total built-up area = 600 m²
Find required number of parking spaces.
3. Given a plot of 500 m², road width 9 m, and permissible F.S.I. 1.2
calculate:
Total permissible built-up area
Carpet area (assuming 80% efficiency)
4. A building has the following areas:
a. Ground floor: 200 m²
b. First floor: 200 m²
c. Staircase: 20 m²
Calculate total built-up area and verify with permissible F.S.I. of
1.2 on a 400 m² plot.

DRAWING QUESTIONS:

1. Draw a line plan for a 3-bedroom bungalow on a plot of 15 m × 25 m with


suitable orientation and space utilization.

2. Prepare the following drawings for a G+1 residential building (scale


1:100):
a. Line Plan
b. Detailed Plan
c. Elevation
d. Section AA
Assume suitable data and show all dimensions.
3. Draw to scale a single-storey 2BHK residential building, showing:
a. Doors, windows, ventilators (with schedule)
b. Staircase details
c. Sanitary layout
4. Draw the floor plan of a primary school building showing at least 4
classrooms, an office, and a toilet block.
5. Add proper labelling, dimensions, and circulation spaces.
6. Draw a ground floor plan of an office building with reception, 3
cabins, 1 conference room, and toilet. Include a schedule of openings and
indicate circulation routes.
7. Draw a line plan for a 2-bedroom residential bungalow on a 12 m × 18
m plot with front road.
8. Prepare plan, elevation, and section of a primary health centre / school
building / office building (any one).
9. Draw a plan and section of a dog-legged staircase showing all
components with dimensions (riser, tread, landing, headroom).
10. Draw to a suitable scale developed plan of a single storey framed
residential building with the following units-Living room- 3.5 × 5.2,
bedroom- 3.0 × 3.0, Kitchen-3.2 × 3.0, W.C - 1.0×1.2, Bath - 1.2 ×2.1,
Staircase: Rise = 0.16m & Tread = 0.27m, Width of each flight =1.2m,
Wall thickness 0.23 m (outer) & 0.15m (inner), Floor height 3.2m.
Room sizes are in ‘m’.
[Link] and draw to a scale of 1:50 or suitable, a primary school building
with the following requirements:
i) Five classrooms - 50m2
ii) Principals’ office - 26m2
iii) Staff room - 30m2
iv) Store room - 35m2
v) Two toilet units separately for boys and girls - 15m2 each
vi) A hall - 200 m2
Passages and verandas can be provided suitably. Provide a staircase
by following the requirements

12. Draw a line plan of a Post Office using the following data:

i) Entrance and moving space - 30m2


ii) Public dealing counters - Height 1.6m -1.8m, width 0.7m - 0.95m
iii) Post master’s room - 15m2
iv) Working area for other staff - 30m2
v) Post-separation room - 30m2
vi) Safe custody area for cash - 10m2
vii) Cash transaction room - 12m2
viii) Water room and toilet (separate for male and female) - 7.5m2

13.A plot owner proposed G+1 construction with 200 [Link] constructions
on each floor, on a plot of size is 20m × 25m. If all margins are 2m and
F.S.I. allowed is 1.
Find:
i) Ground coverage
ii) FSI Consumed
iii) Whether plan will be sanctioned or not.
iv) If not, by how much amount the proposed area will be required to
be minimize by the owner, so that the proposal will be sanctioned
by the authorities

14. It is proposed to construct a single-storied shopping complex with the


following data:
i) Entrance : 60 m2
ii) Big shops : 8 nos.,30 m2 each.
iii) Small shops : 12 nos., 20 m2 each
iv) Telephone booths : 4 nos. of suitable size.
v) Separate sanitary blocks for ladies and gents.
vi) Staircase for future expansion.
vii) All passages 2.5 m wide.
viii) RCC framed structure.
ix) Assume additional data if necessary. Draw to a scale of 1 : 50 or
suitable, line plan with north line.

15. Draw a line plan to a suitable scale for single story bank building. Built
up area is limited to 200 m2.

[Link] is proposed to construct a bungalow for a Dean of Medical college the


following are the requirements for accommodation:
i) A drawing hall-20 m2
ii) Living room-30m2
iii) Kitchen cum dining room-20 m2
iv) Guest bedroom-20 m2
v) Children’s room-20 m2
vi) Master bedroom-20 m2 provide adequate verandahs, passages, sanitary
units, staircase etc. The structure may be planned as G+1 RCC
framed structure. Draw detailed ground floor plan.

following units are to be provided:
Entrance and general stationery shop 45 sqm
Dining Hall : 300 sqm
Service : 35 sqm
Kitchen : 45 sqm
Store room : 18 sqm
Cloak room for keeping baggage :15sqm
W.C For gents : 2 nos
W.C for ladies : 2 nos
Draw to a scale 1 : 50 or suitable
i) Line plan showing locations of doors and windows.
