DEEPAK KOHAR BOTH R/O 3950B, SECTOR-23, GURUGRAM, HARYANA
(hereinafter called the LESSOR which expression shall unless excluded by or
repugnant to the context include his/her heirs, executors, administrators,
representatives and assigns) of the one part:

(hereinafter called the LESSEE which expression shall unless repugnant to the
context or meaning there of include his/her successors and assigns) of the other
part, WITNESSETH as follows:-
In consideration of the rent hereinafter reserved and all the covenants and
conditions hereinafter contained to be observed and performed on the part of the
LESSEE the LESSOR does herby grant, transfer, demise by way of Rent Agreement
of the premises consisting of 3BHK FLAT SEMI FURNISHED SITUATED AT 1405
TOWER 9, ANSAL API SUSHANT ESTATE APARTMENT, SECTOR 52, GURUGRAM
- 122003 of which the LESSOR is entitled in law to execute this Agreement together with
the appurtenant land/space, the right to make use of entrances, passages, stair case
landing and other easements, belonging and pertaining to the said premises up to and to
the use of the LESSEE for a period of 11 months commencing from 01ST Nov 2025 TO
30 Sep 2026 Renewed by paying unto the LESSOR during the said period a rent of

RS. 58,000/- (RUPEES FIFTY Eight THOUSAND ONLY) INCLUDING
MAINTENANCE and Upkeep charges payable in advance of the premises in the
following terms:-
1. THE LESSEE HEREBY CONVENANTS WITH THE LESSOR AS FOLLOWS:
i. That the LESSEE shall pay to the LESSOR the said monthly rent of Rs
58,000/-(RUPEES FIFTY EIGHT THOUSAND ONLY) PER MONTH by
cash/ Cheque/online payment. The payment of Rent shall be made by
4"of Every Month.
ii. The LESSEE will ensure that the bills Electricity are paid in time and are
liable to pay any late fees if applicable during the lease period. Photocopy
records for all such payments will be shared by the lessee with the lessor.
iii. That the lessee has Paid Rs. RS 1,16,000/-(RUPEES ONE LAKH SIXTEEN
THOUSAND ONLY) VIDE BY ONLINE PAYMENT as interest free security
deposit to be refunded at the time of termination of the rent or vacation on
the house/flat after deducting outstanding dues or maintenance charges, if
any.
iv. That subject to the LESSOR convents the LESSEE shall keep the interior of
the demised premises in good order and condition (reasonable wear and
tear excepted) and attend to daily repairs such as fuses, leakage of water
taps etc.
v. That the LESSEE shall use said premises for Residential purpose only and
shall pay for consumption of electricity bill direct to the concerned
authorities. And water bill direct to the concerned authorities
vi. That the Lessee shall not sub-let, assign or otherwise part with possession
of the demised premises without the consent of the Lessor in writing, also
the premises shall not be used for any other purpose their main Residential
only.
vii. That the LESSOR or LESSEE shall be entitled to terminate the rent at any
time after lock in period during the initial or renewed terms) of the rent
upon serving one month notice in writing of his/her intention so to do. The
Lessee shall deliver the demised premises to the LESSOR on the expiration
or earlier determination of the rent together with the LESSOR fitting and fixtures,
if any in such conditions herein contained. The LESSEE shall be responsible
for any breakage and damage done to the electrical, sanitary, & other
fixtures during the tenancy period.
2. THE LESSOR HEREBY COVENANTS WITH THE LESSEE AS FOLLOWS:
i. That the LESSOR shall affect all major repairs such as break or crack in
walls, water pipes crack etc, at her/own cost immediately, upon such
defects are notified to her by the LESSEE but excluding electricity charge.
Though the running maintenance of the said premises is to be undertaken
by the lessee, caused by wear & tear of usage.
ii. That the LESSEE shall peacefully and quietly hold and enjoy the demised
premises during the rent period without any interruption or disturbances
by the LESSOR or any person rightfully claiming under or in trust for
him/her.
iii. That the LESSEE shall keep all the fittings, fixtures and electrical fittings of
the said Property, intact and in case of any breakages or damages, the cost
of such articles including any labor or repair charges shall be borne by the
LESSEE.
iv. That the LESSOR shall pay all taxes rates, license fees, ground rent and
charges of whatever character assessed, levied, charged and imposed by any
lawful authority in respect of the demised premises.
v. That the LESSOR represents and warrants that he is fully entitled to execute
this Rent Agreement and that he/she will hold the LESSEE free and
harmless of any demands, claims, actions or Proceeding by others in respect
of quiet Possession of the demised premises.
3. IT IS HEREBY MUTUALLY AGREED AS FOLLOWS:
i. That the LESSEE shall permit the LESSOR his/her agents) etc. to enter upon
the rented premises for inspection and carrying out repairs etc. in
reasonable time as and when necessary.
ii. That the rent term can be renewed if mutually agreed between the LESSOR
and LESSEE on the fresh terms and conditions then mutually agreed to
between them for which the LESSEE shall given to the LESSOR a notice not
less than one month before the expiration of the term hereby granted
iii. That the LESSOR or LESSEE shall be entitled to terminate the rent at any
time after lock in period during the initial or renewed terms) of the rent
upon serving one month notice in writing of his/her intention so to do. However it
is agreed that there is a lock in period of 6 (Six Months from
commencement date of this Rent agreement both Parties. In this period
the lessee can't vacate the said property if lessee vacant the property before
complete of locking period then one month security deposit will forfeited.
vi. That the expiry to Lease period of 11 months the lessee shall vacate said
premises and handover/vacate to Lessor. Though upon mutual consent of
both parties the Lease car be extended for another 11 months by an
increase of 10% or as mutually agreed rate between LESSEE and
LESSOR. This will be done as per final discretion of Lessor.
