RENT AGREEMENT
This lease deed made at Gurugram between MRS. RAJEEV GUPTA [ADHARCARD NO-
464108533236] AND PAN CARD NO- ABBPG0050G S/O (PREM PRAKASH GUPTA,
R/O NEAR CHUNMUN STORE, 163, HARSH VIHAR, PITAM PURA, NORTH WEST
DELHI, DELHI, 110034, Hereinafter called the LESSOR which expression shall unless
excluded by or repugnant to the context include his/her/their heirs, executors,
administrators, representatives and assigns) of the One Part.

Hereinafter called the "LESSEE" (which expression shall include their respective heirs,
successors and assigns) on the other part.
WITNESSETHAS FOLLOWS:
Whereas The LESSOR is the absolute and exclusive owner and in possession of 4
BEDROOM AND 4 BATHROOM H NO-489, 4 FLOOR, SECTOR-27, GURGAON,
HARYANA-122009 and the LESSEE is desirous of taking the above property on rent
(herein after the premises or "Demised Premises") therein for a period of eleven months,
commencing from 15th September 2025 to 14 th August 2026 by paying up to the
LESSOR daring the said period for the rental amount of Rs 1,04,500/- (Rupees One
Lakhs Four Thousand Five Hundred Only)payable monthly in advance Including
Maintenance.
1. THE LESSEE COVENANTS WITH THE LESSOR AS FOLLOWS:
I. That the LESSEE shall pay to the LESSOR the said monthly rent by draft cheque
cash bank transfer on or before 20th day of each English calendar month.
II. That the LESSSEE has paid Rs 1,90,000/-(Rupees One Lac ninety Thousand
Only) as Security Deposit without interest, to be refunded at the time of
termination of the lease or vacation of the house, after deducting outstanding
dues, if any, Security Deposit will not adjust in rent in any situation.
III. That subject to the LESSOR covenants, the LESSEE shall keep the interior of the
demised premises in good order and condition and attend to repairs and
maintenance including fuses leakage of water taps etc.
IV. The LESSEE agrees to maintain the premises in good and sanitary condition
throughout lease period, including regular cleaning and upkeep.
V. That the LESSEE shall use the demised premises for residential purposes only and
shall pay for consumption of electricity bill 10 Rs Per Unit. Electricity Reading
Noted white giving the Handover to Lease is 11881.8
VI. That the LESSEE shouldn't take any liability against the rented accommodation,
and the LESSOR cannot be held obligated to any liabilities taken by Lessee during
his occupancy.
VII. That the LESSEE shall comply with all the rules and regulations of the local
authorities whatsoever in relation to the said property.
VIII. That the LESSEE shall not carry out any structural additions or alterations to the
building layout, fittings and fixtures without the prior written consent of the
LESSOR
IX. That the LESSEE at the time of occupation shall see that all the electrical, sanitary
fittings and fixtures are intact and or in perfect working order.
X. That at the expiry of lease period the LESSEE shall handover the physical vacant
possession of the said property to the LESSOR with all the fittings and fixtures
intact and in perfect working order (as provided at the time of Lease) except
natural wear and tear.
XI. That if the LESSEE makes default in making the payment of rent or commits any
other breach of this deed the LESSOR shall be entitled to get back the possession
of the property immediately.
XII. That the LESSEE shall not sub-let, assign or otherwise part with possession of the
demised premises without the consent of the LESSOR in writing
XIII. That the LESSEE shall deliver the demised premises to LESSOR on the expiration
together with the LESSOR's fittings and fixtures, if any, in such conditions herein
contained. The LESSEE shall be responsible for any breakage and damage done to
the electrical, sanitary and other fittings and fixtures during the tenancy period.
XIV. Lessee will not be using the premises for illegal activities and must maintain
peaceful relationship with neighbours. In case of not abiding these, lessor
reserves the right to ask lessee to vacate the premise within a week time.
XV. The LESSEE is encouraged to obtain renter's insurance to cover personal
belongings against potential loss or damage during the lease period.
2. IT IS HEREBY MUTUALLY AGREED AS FOLLOWS:
I. That the LESSEE shall permit the LESSOR, his agent etc. to enter upon the leased
premises for inspection and carrying our repairs etc. at reasonable time as and
when necessary.
II. That the lease terms can be renewed with 10% increase in rent between the
LESSOR and LESSEE on the fresh terms and conditions then mutually agreed to
between them for which the LESSEE and LESSOR shall give to each other not less
than I month before the expiration of the term hereby granted.
III. Lessee have Six-month lock in period after that The LESSEE hereby reserves the
right to terminate the lease hereby giving one (1) month prior notice in writing to
The LESSOR In case of early vacation security money deposited will be forfeited.
IV. The LESSOR hereby reserves the right to terminate the lease hereby giving one
(1) month prior notice in writing to The LESSEE
V. That in the event of dispute, if any, the lease agreement is subject to the
jurisdiction of the courts in Gurugram
VI. Since the premises is fully furnished (List of infra details as mentioned in
ANNEXURE-1), Lessee should ensure the usage of infra in decent manner and if
anything broken or damaged the same to be replaced/repair keeping the sanity of
the items in consideration. The same to be informed to the Lessor on immediately
after incident
VII. That Police Verification of the Lessee is necessary by law nowadays.
IN WITNESS WHEREOF, the parties hereto have executed at Gurugram on the day,
month and year first above written in presence of witnesses.
