SITE ANALYSIS

4.2.1. Site Selection and Justification

4.2.1.1: Criteria for Site Selection. Write down here the list of

criteria/parameters (e.g. accessibility, cost of living, etc.) as bases of

your comparison among different possible site options. It can be

expressed comparatively in a form of a table, as shown below

Table above retrieved from http://image.slidesharecdn.com/siteselectionfinaltalaga-

4.2.3.1.9. Site Analysis

 Vicinity Map

 Location Plan

 Site Photos

 Site Analysis – this is more than just the usual sun path diagram

and NW-SE trade wind symbol denotation in the site. It should in

detail, show graphically how all existing site conditions (type of

soil, wind direction, local climate, traffic patterns, flooding,

presence and type of utilities, and a whole lot more), AFFECT

and IMPACT your tentative SITE and BUILDING DESIGN and

ORIENTATION. Show symbols and legends

4.2.3.1.10. Prominent Vision lines / Visual linkages

4.2.3.1.11. Sensuous Qualities

 Air Quality

 Land Quality

 Water Quality

 Landmarks

4.2.3.1.12. Traffic Factors

 Restriction due to traffic congestion

 Mass transit accessibility

4.2.3.2: Cultural Profile

4.2.3.2.1. Residents and User Population

 Demography

 Social Structure

 Economic Structure

 Political Structure

4.2.3.2.2. On Adjacent Site Behavior Setting

4.2.3.2.3. Site Values, Rights and Restraints

4.2.3.3: Data Correlation

4.2.3.3.1. Classification of Site:

 By areas

 By quality

 By problems

4.2.3.3.2. Analysis of Current and Future Change and The Dynamic Aspect

of the Site

4.2.3.3.3. Identification of Significant Problems and Possibilities

4.2.3.4: Technical Description

4.2.3.5: Synthesis

 SWOT Analysis

4.2. SPATIAL ANALYSIS

(Functional Components, Spatial Relationship and Space Requirements)

4.3.1. User Analysis

4.3.1.1. Organizational Profile of Users

4.3.1.2. Functional Charts

4.3.1.3. User Behavior Analysis

4.3.2. Definition of Space

4.3.2.1. Summary of Spaces

4.3.2.2. Activity Flow

4.3.2.3. Space Program

4.3.2.4. Accessibility Matrices

4.3.3. Building Technology and Utilities

4.3.3.1. Type of Construction (Based on National Building Code P.D. 1096,

Type I, II, III, IV, etc.)

4.3.3.2. Method of Construction

 Architectural Solution

4.3.3.3. Structural Solution (Example: post-tensioned slab, RC slab, mat

footing, space-frame. Explain why this was used in relation to your

proposal.)

4.3.3.4. Utilities (Do not COPY and PASTE. Choose only excerpts which is/are

directly relevant to your proposal.)

 Electrical Requirements (Will it require any Substation, Genset

and/or or transformer? Is it a 3-Phase system? Will it use

photovoltaic cells? Etc.)

 Sanitary Requirements (Will it use a Sewage Treatment Plant

(STP)? Explain how will wastes will be disposed of. Does it have

MRFs? Etc.)

 Mechanical Requirements (Will this use cooling tower? Is it split-

type, centralized or window type? Will it require ducting works

for centralized aircon? Etc.)

 Acoustics and Lighting Requirements (What needs to be done in

order to address light and sound pollution, if any? If electric

transformer/genset is to be used, will it require base isolators,

buffer zones? Etc.)

4.3.4. Survey Data Analysis (lot plan, technical description TCT, etc.)

4.3.5. Economics of Construction

4.3.5.1. Building Construction Cost (Get the updated and current unit cost in

Philippine Peso (PhP) per sqm. per building occupancy type

(commercial, residential, institutional etc.) once you computed for

the AMBF x No. of floors based from the PSO. These (AMBF, PSO,

FALAR, TOSL, etc.) in turn are derived from the ZONING

ORDINANCE.). Another way to compute is thru Quantity Take-off

method where you will have to compute specifically based from Bill

of Quantities/Materials.

4.3.5.2. Land Development Cost (same as the above)

4.3.5.3. Cost of Property/Lot (you can get this from the Tax Declaration

document based on Market Value (not Zonal Value).

4.3.5.4. Amortization Schemes/ Financial Schemes/Activity Schemes

4.3.6. Environmental Condition and Environmental Impact

(State here possible site issues/problems which can arise once the project is
implemented and state if there’s any need for pollution control devices, or if
bioremediation is needed, or Material Recovery Facilities (MRF), etc.)

4.3. CONCEPTUAL ANALYSIS

4.4.1. Architectural Theories and Principles Applied in the Design (State and explain why you

applied these in your proposal)

4.4.2. Design Philosophy (State and explain why you applied these in your proposal. DESIGN

PHILOSOPHY is DIFFERENT from DESIGN CONCEPT. PHILOSOPHY is your constant general

BELIEF SYSTEM in ARCHITECTURAL DESIGN which you have used since even before Design 9)

DESIGN CONCEPT is your specific overall approach to a particular project guided by the Design

Philosophy.)

4.4.3. Design Concept (State and explain why you applied these in your proposal)

4.4.4. Correlation of Project Objectives, Design Objectives and Design Considerations

4.4.5. Preliminary Study
