A guide to everything you need to know
about your brand new home
This guidebook, we hope, serves its purpose of clarifying and answering any and all
doubts you might have as a homebuyer.
The below diagram will be your journey tracker throughout this book.

We hope that the online booking form eased your process of selecting a home of your choice.
It is important to us to know our customers, therefore, the following self-attested documents
received during the online booking formalities will help us connect with you better in the future:
The information that was provided by you in the booking form is important because the same
appears on your Allotment Letter, Agreement of Sale, Sale Deed and other important documents.
Hence, errors should be avoided. Once the form is submitted, it is approved by our Sales Team
and sent to you for final approval. Therefore, we request you to take the time to review and
cross-check all details such as salutations, full name, spellings, cost sheet, address, terms and
conditions, etc., before digitally signing off the form, on the SignEasy platform. (We advise you to
check if you have entered the same name as is mentioned in the KYC documents; few banks
insist names are as per what's mentioned on PAN/AADHAR documents, for the purpose of
home loan disbursement.

• In case you have completed final approval of the booking form and have any updates/
changes in the information provided, call the toll-free number 1800 102 9480 (NRI- 96112
18222) or write to [email protected] with the appropriate proof of documents
for the change to be made. Please note, making these changes will attract additional
charges towards stamp paper re-procurement.
Agreement Value –
(Base price cost + Floor rise charges + PLC) x Size of particular unit [given alongside the cost
sheet] + Parking charges + Terrace rate (if applicable)
Government stamp duties, registration charges, etc. are paid as a % on this Agreement
Value.

2. Fees, taxes and additional expenses:
(not part of the fixed Agreement Value, but subject to GST and TDS*)
Irrespective of project GST, the following services are charged at 18% GST (9% CGST and
9% IGST) for under construction and ready-to-move-in projects:
• Maintenance fees • Cancellation fee • Electrical charges • Legal fee (this is not
applicable if paid directly to the advocates) • Shifting charges • Transfer fee • Brigade
Plus charges (interior design)
GST at 12% is charged on projects which were “ongoing” as of March 31, 2019 (8% for
affordable housing). Projects that commenced on April 1, 2019 or later came under the new
GST regime of 5% for regular homes and 1% for affordable homes.
For all completed projects, there is no GST charge.

3. Construction Linked Payments (CLP)
Your payment schedule is based on Construction Linked Payments. Agreement Value of the
apartment is split into installments which become payable upon achievement of the
associated construction milestone. You will receive the invoice and demand letter
periodically, as and when the specified construction milestones are achieved. We request
you to make the payment before the due date mentioned on the demand note.
Q) How do I get progress update for the work happening at the site?
Progress pictures are updated on a monthly basis on the respective project microsite.
The microsite link is available on the customer portal, as well as the Payment Request
note that you receive on a regular basis. Please note that progress updates are not sent
or emailed but instead are available in real time on the project website.

TDS – What, When, Where
Tax Deduction at Source or TDS is mandated under Section 194-IA of the Income-Tax Act.
It states that the buyer needs to pay applicable withholding tax, currently at 1%*, if the sale
consideration for the property (including agreement Value and additional expenses; excluding
stamp duty and sinking fund) being paid to the seller is Rs. 50 lakhs* and above. This tax must be
paid by the customer to the Government account.
Once TDS is paid, please log into the TRACES website using this link-
https://contents.tdscpc.gov.in/ and download Form 16B.
Please note, it takes approximately 7 days from the time of making the payment for Form 16B
to be available to download. To reflect in the Statement of Accounts, proof of payment of
TDS - Form 16B needs to be shared with [email protected].
TDS Certificate or Form 16B must be issued to Brigade before the due date of the mile-
stone demand letter.

Still have doubts about TDS? Not a problem.
Here's a simple example to help you understand better:
Let’s say you are buying a property worth Rs. 90 L; you will pay a deducted amount of Rs.
89,10,000 to Brigade and the remaining 1%*, i.e., 90,00,000-89,10,000 = Rs. 90,000 to
the government as TDS.
For all individual payments on which TDS is applicable, deduct the TDS applicable
on the Bill Value amount from the Total Payable amount when making the payment
to Brigade.
This way you needn’t pay any extra amount. Most importantly however, do not forget to
share the Form 16B with us to complete the process.
No. TDS on property is payable to the government by the purchaser of the property and
we will not be able to remit the same on behalf of our customers. However, any TDS
payment made will be adjusted toward your unit upon sharing the Form 16B proof of
payment of TDS.
We have provided a detailed TDS e-tutorial on your customer portal for your perusal,
if and when required.

Your onboarding starts now
Once we receive your booking amount, you will receive a welcome call within 2-3
days for document verification purposes and to guide you with your next steps in
the process.
After the welcome call you will receive a welcome e-mail, with the TDS tutorial
attached. As mentioned earlier, TDS must be deducted and paid to the Government
towards every full/partial installment/payment made to Brigade.
• You will receive access to MYKEY, via e-mail, soon after the booking. This is an
e-management customer portal with all information relating to your unit/ project.
You can generate updated Statement of Accounts and raise service requests or
log complaints through MYKEY. The e-mail will contain your login credentials,
please activate the portal by resetting the password.
• You will also receive a call from our in-house home loan team to initiate your home
loan process, if you have opted for home loan assistance.
• For any queries or requests with regard to your unit, feel free to write to
[email protected] only through your registered email ID (primary
applicant’s email ID) or call the toll-free number - 1800 102 9480 (NRI- 96112
18222). Our Customer Connect Team is readily available on all days between 9 AM
to 7 PM.

Home Loan:
Initiate your home loan process by approaching Brigade In-house Home Loan Team
- a one stop shop for all your home loan requirements. We have tied up with all leading HFIs*
to provide a hassle-free home loan experience for our esteemed customers. This can be
initiated immediately after the booking is completed.
Say that you have approached Bank X for the loan, our representative banker from X will
follow up with you, collect the required documents and will be the one coordinating
with the builder for any further requirements.
What documents are required from home loan applicants? While some banks may request
additional documents, most banks will require the following documents for applicants:
Account Statements:
• Last 6 months bank account statements for all bank accounts held by the Applicant(s)
(particularly Salary A/c statement).
• If any previous loan taken from other Banks/Lenders, then Loan A/c statement for last 1 year.

Income Proof for Salaried Applicant/ Co-applicant/ Guarantor:
• Salary Slip or Salary Certificate of last 3 months, copy of Form 16 for last 2 years
or copy of IT returns for last 2 financial years, acknowledged by IT Department.
• Minimum employment of 2-3 years required.

Agreement

Once the payment is cleared, you will automatically receive a receipt from crmteam@

you do not find it, please write to [email protected] or raise a ticket on the portal.
Please provide a copy of the proof of payment when doing so as this will help us process the
receipt faster.

The time between two consecutive construction milestones could change substantially
depending on a multitude of factors, including the construction methodology used for the
project, commencement of finishing activities in parallel, etc. Hence, certain milestones could
be achieved in a shorter span and the customer is advised to plan their finances accordingly.
At Brigade, we have taken many initiatives to reduce our impact on the environment.
One such initiative is reducing the use of paper and paper products. We issue digital
receipts for all payments made. As a company policy, we do not print and send receipts,
payment requests or statements of accounts. These documents are readily available in
your customer portal. Fun fact: Single use plastic has been banned at Brigade offices
since 2018!

Registration
Once the project receives OC (Occupancy Certificate) and your unit is QA (Quality
BOOK Assurance) certified, then it is eligible for registration. You will receive an intimation
via email once the unit is ready for registration. Final statement of accounts, including
balance payable, along with the registration charges will also be present in the email.

Q) What is a Khata?
• The registration documents are prepared based on the details as entered in the
agreement. However, if you wish to delete/ add the name of the applicant, a written
request may be submitted to Brigade. If a loan has been availed for the purchase
of the apartment, an NOC from the HFI/ Bank is required. Similarly, in case of a
joint booking, both parties should make the request in writing.
REGISTRATION
• Registration will be carried out only after receiving all payments towards the
apartment - the full agreement value, additional expenses, maintenance and
corpus fund, delay-interest fines (if any), etc., along with stamp duty, registration
charges and legal fee. Every effort will be made to facilitate the registration within
15-20 working days from the date of payment.
HANDOVER

• In case of a bank loan, all above payments to be received except final disbursement from
bank. Do intimate the date of registration to your banker in advance to facilitate the final
disbursement and MODT (Mortgage of Deposit of Title Deeds), if applicable.
• The details of the concerned sub-registrar’s office and the advocates who will facilitate
the registration will be shared with you via email. Please remember to carry a copy of your
PAN card, Aadhar (mandatory), passport copy (in case of NRI) for registration.
• In case of GPA**, the original GPA may be carried along with the above details of the
applicants. Your / GPA holder’s presence is mandatory for the registration process and the
GPA has to carry his identity proof (his PAN/ Aadhar). If it is a foreign GPA, the original GPA
must be adjudicated from the Indian Embassy at the applicant’s place and the same GPA is
to be adjudicated locally at the district sub-registrar office at the project location or where the
GPA holder resides.
• Please note, while we do try to get the registration process completed on priority basis,
the time slot for the registration process cannot be fixed. Hence, the customer is advised to
be available for the whole day to complete the registration.
• The registered sale deed will be handed over to the HFI / Bank (or the customer can collect
the same from our corporate office in case of self-funding) within 5 working days from
registration completion. Please give us 15 working days post registration for the unit to be
ready for handover.

Handover
Once the unit is ready for handover, you will receive an email from our CRM/
BOOK Customer Care Service Team (CCS) to confirm your availability to welcome
you to your new home.
There will be a walkthrough with a CCS team member who will explain

HANDOVER
Brigade typically maintains the project for a period of one year, after which the
responsibility of maintenance is transferred to the Apartment Owners Association.
The maintenance period for this project will be shared by the Estate or CCS
Team member.

Defect Liability Period:
For the safety of customers, we do not permit visits to the construction site until OC is received.
But no worries! Builder’s Defect Liability Period commences from the date of notifying the
customer on completion of construction of the Apartment. In this 5-year period*, Brigade will
attend to structural defects, if any. Defects arising from normal wear and tear do not come under
the scope of maintenance under Defect Liability Period.
