Scope of Work: Construction of a reinforced concrete walkway, koi pond, greenhouse structure, and
wood pergola with electrical and plumbing installations.
Project Title: Backyard improvement-pergola, Greenhouse, koi pond.
1. SITE WORK
Verify property boundaries and setback compliance (Front: 15–25 ft; Side: 8–15 ft; Rear: 15–25 ft). Address: 2092 Silence Drive, San Jose, CA 95148 (APN 654-66-001)
Grade site to promote positive drainage away from structures.
Provide ADA-compliant curb ramps (max slope 1:12, 8.33%) with truncated dome tactile surfaces at transitions.
Construct 4" thick reinforced concrete walkway with smooth broom finish; provide ¼" per foot slope for drainage. Location: Northern corner of the intersection of silence drive and pleasant crest drive.
Install trench drains and proper surface runoff management around pool and greenhouse areas.
2. FOUNDATIONS
Owner: The Simon Family Trust.
Type: Reinforced concrete footings for greenhouse and pergola.
Bearing Soil: Compact and level granular base (minimum 12” thick) or 6” concrete leveling pad. Zoning: Use; Residential
Retaining Wall: Utilize “VERSA-LOK blocks” which are solid concrete segmental retaining wall
units with a pin-and-hole connection system. stepped one course at a time to minimize settlement; Scope of Work: Construction of a paver walkway, koi pond, greenhouse structure, and
