Example: If due date of a loan account is March 31, 2021,and full dues
are not received before the lending institution runs the day-end process for this date,
the date of overdue shall be March 31, 2021. If it continues to remain overdue,then
this account shall get tagged as SMA-1 upon running day-end process on April 30,
2021 i.e. upon completion of 30 days of being continuously overdue. Accordingly,
the date of SMA-1 classification for that account shall be April 30, 2021.
Similarly,if the account continues to remain overdue,it shall get tagged as SMA-2
upon running day-end process on May 30, 2021 and if continues to remain overdue
SMA/NPA Example
further, it shall get classified as NPA upon running day-end process on June 29,
2021.

It is clarified that only upon making payment of all overdue amounts including
Interest and Principal (save cases where any loan recall notice has been issued or
enforcement/recovery proceedings has been initiated by the Lender in accordance

Borrower may be upgraded to standard as per the extant RBI Guidelines.

As a token of your acceptance of this letter, we request you to kindly sign and return a copy of this letter within 90 days from
the date of this letter, after which this letter shall stand revoked and cancelled for all purposes and intents.

STANDARD TERMS & CONDITIONS

(Please read carefully before signing)

1. The rate of interest applicable on your Loan is subject to a periodic review and can be modified at the discretion
of the Lender at any point in time during the Tenure.
2. In the event of variation/modification in the interest rate as aforesaid, the borrower shall be given the choice to opt
for either enhancement in EMI or elongation of tenor or for a combination of both options or to prepay, either in
part or in full, at any point during the tenor of the loan or switching over to a fixed interest rate. Such option of
switching the type of interest i.e. change from floating to fixed or vice-versa shall not exceed two times along with
applicable charges.
3. The decision to grant or reject the loan and interest rate applicable to each loan account is assessed on case to
case basis, based on multiple factors such as borrower’s profile , financial obligations , past repayment track
record , Loan to Value Ratio, quality and location of the security offered for loan, end use of the loan amount and
overall credit worthiness etc. as enumerated in the Interest Rate Policy of the Company which is hosted on the
Company's website at viz [Link].
4. Please note that NHFPL reserves the right to amend any of the terms & conditions or cancel and recall the Loan
at any time at its sole discretion. Additionally the sanction of the Loan shall stand revoked and cancelled in any of
the following scenarios:

a) If any statement in the Loan application form submitted by you and/or any document(s)
/representations/statement given by you in relation to the Loan is found to be misleading or incorrect;
and/or
b) If there is any material change in the process/policies on the basis of which the Loan has (in principally)
been sanctioned to you by NHFPL and/or;
c) If any material fact concerning your house, residential status, employment or ability to repay or any other
relevant aspect/information is supressed or concealed
d) The Applicant(s) hereby agree, acknowledge and confirm that the Applicant(s) have clearly understood
and are well aware about the specific and exact dates of repayment, how classification of SMA & NPA
shall happen on account of non-payment on particular dates and consequences which will follow thereon.
The same has also been explained by the representatives of NHFPL to the Applicant(s) in detail with
examples and illustrations specific to the Loan being availed by the Applicant(s), to the satisfaction of the
Applicant(s).
5. This Sanction Letter forms an integral part of the Loan Agreement to be executed between the Company and
Borrower. The Loan Agreement may/will contain the terms and conditions in addition to those set out in this
Sanction Letter.
6. The Borrower(s) / Co-Borrowers and the Guarantors (if any) shall be deemed to have given their express consent
to the Company to disclose the information and data furnished by them to the Company and also those regarding
the Loan facility to such credit information companies as prescribed by the National Housing Bank /Reserve Bank
of India and/or any other statutory / regulatory authority.
7. This Sanction Letter and Key Fact Statements (KFS) supersedes any prior oral and written communication with
the Borrowers. This letter and Key Fact Statements (KFS) is being sent in duplicate. Kindly return the duplicate
copy duly signed by Borrower(s), Co-Borrower(s) and guarantor(s) (if any) as a token of acceptance to the above.

8. The Borrower(s) / Co-Borrower(s) agrees that in case of non-completion of construction of dwelling unit within 36
months of availing the first disbursement, the Company has a right to convert the loan into Non-Housing Loan
and to charge such rate of interest as applicable as per its internal policy, with or without notice.
9. Borrower(s) / Co-Borrower(s) agrees to inform the Company in writing about any change in (i)
current/correspondence address, (ii) change in employment, loss of job, business, profession, as the case maybe
immediately after such change/ loss; (iii) notify the causes of delay, loss / damage/addition/alteration to the
property.
10. The Applicant has an option to enrol under Group Insurance scheme (with Niwas as the Master Policyholder).
However, the Applicant is free to avail insurance from any of insurance intermediaries and in case of any
violation, can report it to connect@[Link].

11. By accepting the Sanction, the Borrower(s) / Co-Borrower(s) accepts and confirms that the Loan to be availed by
them shall be utilized only for the purposes for which it has been granted.
12. The Borrower(s)/Co-Borrower(s) hereby provide its consent to the NHFPL to co-lend, assign, transfer, securitize
their loan to any partner banks/financial institution/such other entity as per the Company's Policy and in
accordance with the applicable law.
13. The Borrower(s)/Co-borrower(s), if applicable can collect the property documents post 15 days of full
repayment/settlement of loan account from its home branch or any other branch of the Company. If the Borrower
(s)/Co-borrower(s), wishes to collect the documents from any branch other that its home branch they should write
to the NHFPL at connect@[Link] with details of preferred branch immediately on making full
repayment/settlement of loan. In case NHFPL do not receive any such request within 1 working day of full
repayment/settlement of loan, the documents will be made available for handover at the home branch.

14. Acceptance of this letter is a confirmation that, the Borrowers has read and understood the contents as
mentioned aforesaid and Standard Terms & Conditions listed.
