(Hereinafter referred to as the “LESSEE”, which expression shall, whenever the context so requires
or admits, mean and include his successors and permitted assigns).
WITNESS AS FOLLOWS:
WHEREAS the LESSEE, The residential premises as above mention consisting of 2 Bed Rooms, 2
Bathrooms one Drawing cum Dining Room and One Kitchen room along with all the fixtures
and fittings.
NOW THIS LEASE AGREEMENT WITNESSETH AS FOLLOWS:
1. That the Lessee has, at the request of the Lessor, deposited as interest free security deposit
one Months. All of the premise after deducting outstanding amount of electricity bill or any
other damages other than normal wear and tear.
2. The parties decide to renew the agreement beyond 06 months, the rent shall be increased by
10% or mutual understanding and a fresh rent agreement shall be executed for the renewed
term.
3. That the lessee shall pay monthly rent in advance on or before 10th of every English Calendar
month, that the rent would be revised after completion of lease period based on mutually
agreeable terms.
4. That the lessee shall pay for electricity, Phone, DTH consumed as per bills received from the
concerned authorities before the due date and House tax, Sinking fund, if any taxes will be
paid by Lessor.
5. That the Lessor will ensure to the Lessee a peaceful and uninterrupted use and enjoyment of
the flat during the terms of this lease and extension thereof without any interruption from the
Lessor or any of his /her agents.
6. That the Lessee shall hand over the vacant possession of the said Premises to the Lessor on
expiry of lease with all fitting and fixtures in good repair (normal wear and tear excepted).
7. That the Lessor has handed over the premises to the lessee in good tenantable condition,
which the Lessee accepts.
8. That the Lessee shall not to do things which may be of nuisance or annoyance to the
neighbors or which may damage the premises of the Lessor or any other portion of the
building.
9. That the Lessor and the Lessee represent and warrant that they are fully empowered
authorized and able to execute this lease and that the Lessor shall keep the Lessee free and
harmless of any demands, claims, and actions of proceedings in respect of the said premises.
10. That the Lessee shall be required inform the Lessor of its intention to have the lease renewed
for a further period. However the renewal will be subject to mutually agreed term and
conditions.
11. That the all Rules, Regulations Laws and Bye-Laws of Municipal Committee or any other local
authority having jurisdiction over the demised premises shall be complied with by the Lessee.
12. That the original lease deed shall be retained by the LESSOR. Stamp paper, Advocate and
Police verification Charges will be paid by Lessee.
