SPECIAL POWER OF ATTORNEY
KNOW ALL MEN BY THESE PRESENTS:
BJORN SY, of legal age, do hereby named, constituted and appointed GEORGE SY,
Filipino, widow, resident of Global City, Taguig, to be my lawful Attorney-in-Fact, for
my name, place and stead, to do and perform the foregoing acts, namely:
1. To represent, negotiate, transact, facilitate, process, sign and make all representations
on my behalf as regards all papers in connection with the parcel of land which we
intend to buy, measuring more or less Two Hundred Thirty Nine Thousand and Four
Hundred Eighty Three Meters (239,483 sqms) under Original Certificate of Title No. G-
8989, located in Barangay Borac, Coron, Palawan.
2. To sign on my behalf as vendor the Deed of Absolute Sale pertaining to aforesaid
property;
3. To receive the proceeds of the sale and remit the same to the sellers or their authorized
representatives;
4. To apply, facilitate, and claim for the Transfer of Certificates of Title to the Register of
Deeds in my name;
5. To apply, facilitate, register, and claim for the Tax Declaration splitting, cancellation
and issuance of new Tax Declarations in the Municipal or Provincial Assessor’s Office
for the aforesaid property;
6. To conform to and/or sign for and in my behalf the request for the copies and or
registration/endorsement of our birth certificates, marriage contracts, death certificate,
certificate of no marriage, and any other documents in the Municipal or Provincial
Civil Registry, and/or Philippine Statistics Authority in Puerto Princesa City;
7. To transact and pay for tax arrears and transfer taxes, obtain tax clearance, tax map, tax
certificates, tax declaration and other relative documents or processes relative to the
property described above in the Municipal Assessor’s Office and Provincial Assessor’s
Office;
8. To request, facilitate and pay for the issuance of our Tax Identification Numbers (TIN),
TIN IDs, and secure an ECar/CAR, or any other form of settlement of taxes and other
applicable taxes, charges and fees in the Bureau of Internal Revenue;
9. To sign all affidavits, letter requests and other relative documents to be submitted to
the Department of Agrarian Reform/Department of Environment and Natural
Resources ,PENRO,CENRO/MENRO/BIR, Land Management Bureau, or any office or
person authorized to issue the same;
10. To transact, secure, request and claim documents to the DENR, Register of Deeds,
Assessor’s Office, BIR, DAR, MENRO, PENRO, CENRO, MARO, and all other
government offices relative to the title transfer process;
11. To sign all documents/do and perform any and all acts which are necessary and
proper to attain the foregoing.
This Power of Attorney shall become effective immediately and may further be delegated
with our consent; and provided that this Power may be revoked by me in writing.
Hereby giving and granting unto my said attorney-in-fact full power and authority to
do and perform any and every act and thing whatsoever requisite or necessary or proper to
be done in and about the premises as fully to all intents and purposes as we might or could
lawfully do if personally present, with power of substitution and revocation, and hereby
ratifying and confirming all that my said attorney-in-fact shall lawfully do or cause to be done
under and by virtue of these presents. In witness whereof, I hereby set my hand 05th day of
