TERMS AND CONDITIONS

1. All residents of Pakistan and Overseas Pakistanis are eligible to apply for the booking of the property.
2. The booking form can only be used for booking in the name of the Applicant.
3. The Original Form and Currency note must be attached at all times along with other required documents.
4. Only one property can be booked against ONE form.
5. All columns and entries must be completed in Block Letters. No entry is to be left blank. An incomplete Booking Form will not be accepted.
6. To be eligible for the Balloting (either Villa or allocation, whichever is applicable) duly filled Booking Form along with accompanying documents
and updated instalments and Registration/Processing/Membership Fee, will be submitted, by the deadline specified.
7. On successful booking applicants will be determined through computerized balloting. The Successful applicants so determined shall be obliged,
comply with the terms and conditions of booking and allotment.
8. Exact location of the Villa for the successful applicants will be determined through computerized balloting in due course of time.
9. All payments are to be made by Pay order/Bank Draft/ Cheque/Cash, according to the category & size of the property, as per the schedule of the
payments in Favor of "Mayfair Villas" at their designated office.
10. If allottee/applicant fails to pay Instalment/Booking amount within the due date then penalty of (5% per month on overdue amount or Rs. 5000/-
whichever is higher) will be applicable on the amount overdue. In case, if any allottee fails to pay 2 successive instalments within the prescribed
period the allotment is liable to be cancelled without notice. In the event of cancellation of the property, the submitted payment will be refunded
with 25% deduction without any profit, interest or markup, however the Registration/ Processing/Membership fee already paid in non-
refundable.
11. No applicant shall be entitled to claim or receive any interest/ markup against the amount paid.
12. The discount, if any, formally announced by the management will be made available to the relevant applicant and accordingly adjusted in the last
Instalment of dues against the allotted property.
13. A property once allotted or transferred cannot be surrendered or applied for cancellation by the applicant and all amounts paid on account
thereof shall be NON-REFUNDABLE. However, in case the property is cancelled on details specified in Para No. 10, or any reason whatsoever then
the submitted payment will be refunded after 25% deduction on the paid amount without any profit, interest or markup, however the
Registration/Processing/Membership Fee already paid is non-refundable.
14. For preferential location the applicant shall pay below mentioned additional charges, as per location of the Villa, within 1 month of balloting:
• General •Park Facing 10% extra
• Boulevard 10% extra • Forest Facing 10% extra
• Lake Facing 20% extra
15. A property allotted to an applicant shall not be used by the allottee for any purpose other than that applied or meant for.
16. Only the pre-approved elevation for a given property will be constructed. No further construction or modification can be done without the prior
approval of the management.
17. Notwithstanding the balloting, the exact size and location/position of the property will remain tentative and subject to adjustment in accordance
with demarcation/measurement of the property at the time of handing over the possession.
18. In case of extra areas (over and above the allotted areal with any property, proportionate extra amount will be charged in the addition to the total
amount.
19. Transfer of allotted property shall be allowed only after receipt of updated payment & "No Demand Certificate".
20. All charges shall be borne by the allottee. The seller and purchaser are required to be present Infront of the transfer office.
21. Beside transfer of property, the first allottee will be bound to clear all payable due amount till date.
22. All registration mutation charges shall be borne by the allottee along with any other government taxes applicable.
23. The Management reserves the right to sell a property cancelled from any name of the allottee due to non-payment of the dues or any reason
whatsoever, to any other applicant or a person and an ex-allottee has no right to such property. The Management decision in this regard shall be
final.
24. Development charges must be payable within 15 days of notice. If development charges are not paid after two consecutive notices, then allottee
is liable to charge penalty of 5% of overdue amount of development charges.
25. Any development/additional charges (if imposed) shall be payable as determined by the management for time to time.
In case the management by virtue of any reason, fails to allot a property, the applicant shall not make any claim of damage, compensation of
interest.
26. The management can accept or reject any application without assigning any reason.
27. In case of any dispute, it will be referred to attribution by an authorized office of the project whose decision shall be final and binding on the
parties to the dispute.
28. Every applicant will abide by these Terms and Conditions in addition to by-laws, rules, and registration governing allotment, possession,
ownership, construction and transfer of the property, enforced from time to time by the management and any other Authority/Department
competent to do so, in accordance with applicable laws.

2. I further agree to pay regularly the Instalments and dues etc, and abide by all the existing rules and regulations and those which may be
prescribed by the company from time to time.
