Residential Rental Agreement

This Agreement is made this ___ day of ____________, 2025

BETWEEN
[Landlord's Full Name] of [Landlord’s Address] (hereinafter referred to as “the Landlord”)

AND

[Tenant’s Full Name] of [Tenant’s Current Address] (hereinafter referred to as “the Tenant”)

1. Premises
The Landlord agrees to rent to the Tenant the residential apartment located at:

[Property Address], Buenos Ayres, Trinidad and Tobago, comprising two (2) bedrooms, one
(1) bathroom, a kitchen, and living/dining area (hereinafter referred to as “the Premises”).

2. Furnishings
The Premises shall be furnished with the following items, which the Tenant acknowledges
receipt of in good condition:

Stove (Gas/Electric) 1 Good

Refrigerator 1 Good

3. Term
This tenancy is for a fixed term of twelve (12) months, commencing on the 1st day of
August, 2025, and ending on the 31st day of July, 2026, unless terminated earlier in
accordance with this Agreement.

4. Rent
Rent is TT$[Insert Monthly Rent] per month, payable on or before the 1st day of each month
by [insert method of payment].
5. Security Deposit
The Tenant shall pay a security deposit of TT$[Insert Amount] (equivalent to one month’s
rent), refundable within fourteen (14) days after the end of the tenancy, less any deductions
for damages, unpaid rent, or unpaid utilities.

6. Utilities
The Tenant is responsible for paying:
- Electricity (T&TEC)
- Water (WASA)
Proof of payment may be requested by the Landlord.

7. Use of Premises
The Premises shall be used only for residential purposes and occupied only by the Tenant
and [insert number] additional occupants unless agreed in writing.

8. Rules & Conduct


a. Noise
The Tenant agrees to maintain a quiet and respectful environment, avoiding excessive noise
or disturbance to neighbours, especially during nighttime hours (9:00 p.m. – 7:00 a.m.).

b. Guests
Short-term guests are allowed, but overnight stays longer than 7 consecutive nights require
prior approval from the Landlord.

c. Pets
Pets are allowed, provided they are well-behaved, non-disruptive, and do not damage the
property. The Tenant is responsible for cleaning up after pets and ensuring they do not
disturb neighbours.

9. Maintenance
a. Interior
The Tenant shall keep the interior of the Premises clean, free of clutter and in a habitable
condition.

b. Exterior & Yard


The Tenant shall be responsible for cutting the yard, keeping the surroundings tidy,
disposing of garbage properly, and maintaining the outdoor areas in a clean and orderly
condition.
10. Repairs
The Landlord shall handle major repairs (e.g., structural, plumbing, or electrical not caused
by the Tenant).
The Tenant shall handle minor maintenance and be liable for damage caused by negligence.

11. Inspection and Access


The Landlord may enter the property with at least 24 hours’ notice for inspection or
repairs, except in emergencies.

12. Termination
This Agreement may be terminated at the end of the fixed term by either party with 30
days’ written notice. Early departure without cause may result in forfeiture of the deposit.

13. Governing Law


This Agreement shall be governed by and construed in accordance with the laws of Trinidad
and Tobago.

14. Entire Agreement


This document contains the entire agreement. Any modifications must be in writing and
signed by both parties.
