either party by giving one month's written prior notice to the other party and
lessee terminated the agreement before 11 months.

11. That the Tenant shall abide by all the bye-laws, rules and regulations of the local
authorities in respect of the demised premises.

12. That the Tenant cannot sublet any part of the above said premises to any other
person.

13. That the Tenant shall not make any alteration in the said portion of the said
premises without any written permission of the Owner/Landlord.

14. That the Tenant shall handover the vacant and peaceful physical possession of
the demised portion of the said premises to the Owner/Landlord on the
termination of this Lease Agreement.
