Resident Selection Criteria
Brookfield Properties Multifamily, LLC (BPM) and the apartment community are fully committed to fair housing and equal housing opportunity in marketing, rental, and management

familial status, or any other classes protected by federal, state or local regulations and laws. It is our policy to guard the privacy of applicants and residents and to keep information in a
location ensuring confidentiality, pursuant to any applicable federal, state, and local laws.
Brookfield Properties Multifamily, LLC (BPM) and the apartment community are fully committed to providing a healthy environment for our residents, occupants, and guests, and
smoking is not permitted anywhere in the apartments or in the common areas of the Property or grounds. All residents, occupants, and guests are required to follow this policy.
Applicants must meet the following criteria. Applicants who do not comply with providing requested information and/or are uncooperative during the application process may
be denied residency.
RENTAL APPLICATION and BACKGROUND/CREDIT CHECK FEE: Each applicant 18 years and older must complete a Rental Application. A $20 non-
refundable background/credit check fee per applicant is due at the time the Rental Application is submitted.
IDENTIFICATION: Each adult applicant must provide current acceptable government-issued identification which includes a valid driver’s license, state-issued I.D.,
military I.D., passport, and/or other authoritative document.
AGE: Applicants must be at least 18 years of age.
CREDIT, RESIDENCY AND CRIMINAL SCREENING: All applicants are subject to screening through a third-party applicant screening agency. Approval is primarily
based on credit history, probability for payment, and residency and eviction histories. Any adverse credit reports obtained during this screening process may result in
applicant being required to pay an additional deposit and/or to obtain a guarantor. In lieu of a security deposit, applicants may choose to utilize and purchase a surety bond.
After all pre-offer screening is completed, and a lease agreement has been provided to the applicant for consideration, a criminal screening will be conducted. An applicant’s
rental of a BPM property is conditioned on satisfactory completion and review of a criminal background check. BPM will only review criminal history permitted to be
reviewed under local law. BPM shall not alter any terms of the lease agreement provided to applicant prior to this criminal background check and rental is only conditioned
on the results of this criminal background check. BPM is committed to following all applicable laws in conducting the process of gathering, analyzing, and acting upon
information received from a criminal background check. If a conditional offer is withdrawn due to criminal history, an applicant has the right to provide written evidence
within five (5) days demonstrating inaccuracies within the applicant’s criminal record or of rehabilitation or other mitigating factors.
OCCUPANCY GUIDELINES: The following number of occupants is permitted in each unit type for market and affordable housing program (AHP) apartments:

ECONOMIC CRITERIA – Minimum Income:
Market Rate Apartment: Annual Salary = 36x Guarantor: Annual Salary = 72x AHP Rate Apartment: Program requires income verification
QUALIFICATION DOCUMENT VERIFICATION: We may use a third-party service to verify the authenticity of any qualification documents you supply with your
application. Qualification documents to show proof of income are required from all lease signers within 72 hours of receipt of the application or prior to move-in,
whichever is sooner. Documents you provide to meet our qualification criteria must be in original digital format. In the event we are unable to confirm the authenticity or
qualified documents are not received in digital original format, your application may be denied due to unverifiable information. Any misrepresentation, fraud or false
information provided in qualification documentation is grounds for denial of the application. Applicants must verify this income with two paystubs and two bank statements
in pdf original digital format. Applicants who have little or no income can satisfy the economic criteria standard by proving that they possess liquid assets (cash or cash
equivalents) equal to two years of the rental obligation through bank statements in pdf original digital format.
Maximum Income for Affordable Housing Program Applicants: Annual household income must be verified to be at or below the maximum guideline based upon the
current area median income (AMI) for the county or metropolitan statistical area published by the Department of Housing and Urban Development (HUD).
PETS: A maximum of two pets are permitted on the premises. The execution of an Animal Rider and a $300 non-refundable pet fee per pet is required for market-rate
applicants. Any pet must be licensed in accordance with any applicable state or local laws or regulations. Dog(s) must have current inoculations and applicant/resident shall
submit records of inoculation upon request. Our pet-friendly apartment communities welcome most breeds of dogs; however, it is within Landlord’s sole discretion whether
to limit the size and breed of dogs allowed at Landlord’s communities. The following breeds of dogs and dogs that have any of the breed lineages are not permitted as pets:
Akita, Alaskan Malamute, Chow, Dalmatian, Doberman Pinscher, German Shepherd, Great Dane, Husky, Pit Bull Terriers (including American Pit Bull
Terriers, American or Irish Staffordshire Terriers, Bull Terriers, Pit Bulls, American Bull Dogs and Presa Canario), Rottweiler, Saint Bernard, and Wolf Dog
Hybrids. The above list is not exhaustive. Landlord reserves the right to modify this list as it deems necessary. Breed type of a mixed breed dog is at times difficult to
identify; therefore, it is within Landlord’s sole discretion as to whether a dog is a member of a restricted breed. At Landlord’s discretion, Resident may be required to have a
licensed veterinarian verify their animal’s weight and breed. BPM is committed to providing reasonable accommodations for applicants with physical or mental disabilities
who require service/comfort animals in circumstances required by law.

RENTERS INSURANCE: Households are required to secure insurance to protect Landlord against liability, property damage, fire and casualty losses with a combined
single limit per occurrence for liability coverage in the amount of $100,000.00 for personal injury/death and destruction/damage to property. This requirement can be
satisfied by providing proof of insurance acquiring your own insurance, otherwise you will automatically be enrolled in Landlord’s master renters insurance program. For
$16.75 a month, this policy will meet the $100,000 liability insurance requirement in your lease and provides $20,000 in Contents Coverage for your personal property.
ADDITIONAL AFFORDABLE HOUSING PROGRAM (AHP) REQUIREMENTS: Applicants must first meet the resident selection criteria before Program
Eligibility can be determined. The certification process includes a personal interview with all adult household members, completion of a Certification Questionnaire,
verification of household composition including student status, and verification of income and assets to determine if the household’s anticipated income is at or below the
applicable income limit. If Program Eligible, a Tenant Income Certification and an Affordable Housing Program Lease Addendum are completed. Annual recertification
may be required.

This Schedule of Fees may not include all fees and expenses you may incur during your tenancy. It does not include charges you may bear

of community rules, damage charges, reasonable attorney’s fees and other costs incurred in the event of a breach of your Lease. If you have
received a concession, please note that a breach of your Lease may require you to pay back the value of the concession. This Schedule of
Fees is subject to change from time to time, as permitted under the Lease and applicable law.
