RENTAL AGREEMENT
This Rental Agreement is made and executed on this 09 th day of September 2021
between;
Mr. Venkatachalam R residing at No. 8/76, Ground Floor, Poonga Street,
Vijayanagaram, Medavakkam Bus Depo, Chennai – 600100 here in after called the
“OWNER” which term shall mean an include his heirs, executors, administrators, legal
representatives and assign of the ONE PART.
And
Mr. Satheesh Kumar, D.No 3/5 Perumanur, C.P.Valsu-Po, Belur-Via, Salem-636104
here in after called the “TENANT” which term shall mean and include his heirs,
executors, administrators, legal representatives and assigns of the OTHER PART.
Whereas the tenant has approached the owner for lease of the house at No. 8/76,
First Floor, Poonga Street, Vijayanagaram, Medavakkam Bus Depo, Chennai -
600100 which was mutually agreed on the following terms and conditions.
NOW THIS AGREEMENT OF LEASE WITNESSETH AS FOLLOWS:
1. The tenant has paid the owner a sum of Rs. 80,000/-(Rupees Eighty
Thousands Only) by way of cash towards security deposit. This amount is
refundable at the time of termination of the tenancy after adjustment of any dues
to the owner towards rent or any damage to the property or to any contravention
to this agreement and this amount does not carry any interest.
2. The tenant shall pay a sum of Rs.13,500/-(Rupees Thirteen Thousands
Five Hundreds only) per month towards rent on or before the 5th of the every
succeeding English Calendar month.
3. The rental agreement is for a period of 23 months from 01.03.2021 to
28.02.2023 and may be renewed further on mutual consent.
4. In the event of the tenant defaulting in payment of rent for three
consecutive months, he shall be liable to be vacated.
5. The tenant shall pay monthly electricity charges to the concerned
department as per bill regularly.
6. The tenant shall use the premises for residential purpose only.
7. The tenant shall not sublet, assign or otherwise part with the possession
of the whole or any part of the demised premises under any circumstances.
8. The owner and tenant shall have option to terminate the lease agreement
by giving three months’ notice in writing for vacating the premises during the
tenure of the rent.
OWNER TENANT
9. The TENANT shall use the demised premises only for the residential
purposes and it should not be used for commercial activities under any
circumstances.
10. No alteration or additions of any kind of the demised premises or any part
thereof shall be carried out by the TENANT without prior permission in writing
from the OWNER.
11. The TENANT on vacating the premises shall hand over vacant possession
of the premises in the same condition as he entered into possession.
12. If the TENANT does not intend to renew the lease, he should surrender
the possession of the premises to the owner in good condition as leased to him,
subject of course to the normal wear and tear.
13. The tenant is fully responsible for the safety of these household articles.
The owner is not responsible in the event of theft or accident.
SCHEDULE
All the piece and parcel of the schedule house at No. 8/76, First Floor, Poonga
Street, Vijayanagaram, Medavakkam Bus Depo, Chennai - 600100.
In witness whereof the OWNER and TENANT have signed their deed of agreement on
the day 09rd September 2021.
