HOUSE RENTAL AGREEMENT

KNOW ALL MEN BY THESE PRESENTS:

This HOUSE RENTAL AGREEMENT is made and executed at the City of Angeles ,Philippines
this 7th day of August , 2025, by and between:

LILLIAN LINGAT SANTOS, of legal ages, and with residence Lot 7 4b Arayat Boulevard Barangay Pampang Angeles
City, Philippines hereinafter referred to as the LANDLORD.

-AND-

GENEBETH POTENCIANO and ___________________ spouses of legal ages, and with residence address at
______________________ hereinafter referred to as the TENANTS.

WITNESSETH; That

WHEREAS, the LANDLORD is the owner of HOUSE, a residential property situated at lot 7 4b Arayat boulevard
Barangay Pampanga city of Angeles Philippines.

WHEREAS, the LANDLORD agrees to rent-out the property to the TENANTS and the TENANTS is willing to rent the
same;

TERMS AND CONDITIONS

PURPOSES: That premises hereby rented shall be used exclusively by the TENANTS for BUSINESS purposes only and
shall not be diverted to other uses. It is hereby expressly agreed that if at any time the premises are used for other
purposes, the LANDLORD shall have the right to rescind this contract without prejudice to its other rights under the
law.
TERM:
The term of this rental agreement is for ONE (1) YEAR, from _________ to _______ 2025 inclusive. Upon its
expiration, this agreement may be renewed under such terms and conditions as may be mutually agreed upon by
both parties, written notice of intention to renew the rent shall be served to the LANDLORD not later that seven (7)
days prior to the expiry date of the period herein agreed upon.

RENTAL RATE:
The monthly rental rate for the rented premises shall be in PESOS:
FOUR THOUSAND (P 4,000.00). Philippine Currency. All rental payments shall be payable to the LANDLORD. ON OR
BEFORE THE __________DAY OF MONTH ON WHICH RENT IS DUE. EXAMPLE , RENT DUE FOR THE MONTH OF
MAY SHALL BE PAID ON OR BEFORE AUGUST 1 .
If any monthly payment is late, a grace period of 3 days will be granted. On the fourth day after rent is due, a penalty
of FIFTHY pesos(50,00) per day will be due in addition to the rent owed to date;
RENTAL RATE CHANGE :
THE FIRST YEAR: NET RENTAL of FOUR THOUSAND PESOS (Php 4,000.00) per month.
ON THE 2nd YEAR AND EVERY YEAR THEREAFTER: FIVE PERCENT (5%) increase, as per rental schedule:
