RENT AGREEMENT
THIS RENT AGREEMENT IS MADE AND EXECUTED AT DELHI, on
this 19th day of Novemnber, 2022, BETWEEN:
MRS. BABITA PAUL wife of Sh. Subodh Kumar Paul resident of
Qrts. No.12, Block 13-A, Brahma PUri West Extn. Area, Karol
Bagh, New Delhi-110005, (hereinafter called the LANDLADY /
LANDLORD/FIRST PARTY).
AND
MR. PARAMANANDA ROY Son of Krishnapada Roy resident of
Changardanaga, Magura Sadar, Boroil, Magura-7632, (Passport
No.A01187536), (hereinafter called the SECOND PARTY | TENANT).
The expression of the FIRST PARTY and SECOND PARTY shall mean
and include their respective legal heirs, successors, admninistrators,
executors, representatives and assigns.
AND WHEREAS on the request of the SECOND PARTY, the FIRST
PARTY has agreed to let out the 0neRoom Set on Second Floor
(Without Roof/Terrace Rights)" i.e. portion of property bearing
No. Qrts. No.12, Block 13-A, Brahma PUri West Extn. Area, Karol
Bagh, New Delhi-110005, (hereinafter called the TENANTED
PREMISES) to the TENANT /SECOND PARTY at a monthly rent of
Rs.7,000/- (Rupees Seven Thousand Only) for Residential purpose
excluding of Electricity Charges and Water Charges.
: NOW THIS RENT AGREEMENT IS WITNESSESTH AS UNDER:
1. That, the monthly rent which the SECOND PARTY has agreed
to pay to the FIRST PARTY is Rs.7,000/- (Rupees Seven Thousand
Only) in advance on or before 19th day of every month.
2. That, the tenancy has commenced w.e.f 19/11/2022 shall
remain valid upto 11 month fixed period i.e. upto18/ 10/2023.

3. That, the SECOND PARTY hereby agree and undertakes not to
sub-let, assign or otherwise part with the possession of the said
tenanted premises and shall not cause any damage to the said
premises, its Electricity fixtures and fittings in any manner
whatsoever,Incase, he does so, then theloss so suffered shall be borne
by the SECOND PARTY.
4. That, the SECOND PARTY hereby agrees and undertakes not to
do any illegal act in the said tenanted premises which may be cause
of nuisance to FIRST PARTY or the neighbors.
5. That, incase the said premises is sold in future, the First Party
will give one months advance notice and the Second Party vacate the
same within one month as agreed mutually.
6. That, the SECOND PARTY shall not make any addition
/alteration in the said premises.
7. That, the FIRST PARTY or any of his / her / their
representatives shall have the right to inspect the said premises in
reasonable hours for which the SECOND PARTY will not raise any
objection.
8. That, both the parties shall have the right to serve one month
advance notice for the vacation of the said premises. If the SECOND
PARTY will vacate the above said premises without given notice to the
FIRST PARTY in that case the one month rent will be paid extra.
9 That, at the tine of handing over the vacant physical possession
of the said premises to the FIRST PARTY, in case of any damage or
loss to the said premises shall be got repaired/replaced as the case
may be by SECOND PARTY.
10. That, the SECOND PARTY at his own cost and expenses and
will handover the physical possession in the same condition as availed
from the FIRST PARTY.
11. That, the SECOND PARTY will make sure that the said premises
is in same condition as it was while availing on rent. In case of any
repair or damage the amount will be recovered from the SECOND
PARTY only.

12. That, in case the SECOND PARTY does not vacate the said
premises on the expiry or this Agreement, the FIRST PARTY shall
have the right to disconnect the Electricity and water supply.
13. That the FIRST PARTY or any of its representatives shall have
the right to inspect the said premises in all reasonable hours.
14. That, this Agreement does not stand for any type of bank loans,
mortgages, witness, security guarantee. This is showing only the
tenancy period as mentioned in this agreement.
15. That, all disputes if any arising out of this Rent Agreement will
be settled in DELHI JURISDICTION only.
IN WITNESSES WHEREOF both the parties have signed this Rent
Agreement, on the date mnentioned above, in the presence of the
following witnesses.
