RENTAL AGREEMENT
This rental agreement is made and executed on this 1st day of December 2023
(01/12/2023) at Bangalore, by and between
Miss SIMRAH FATHIMA,
D/o. ABDUL KALEEM , Aged about 22 years,

Dr. SRK Nagar Post ,Bangalore -560077.
hereinafter called the ‘OWNER’ of the one part, AND in favour of

hereinafter called the ‘TENANT’ of the other part.
The term OWNER and TENANT Which expression shall mean and include their
heirs, legal representatives, administrators, successors and assigns) witnesseth as
follows.
WHEREAS the Owner Miss. SIMRAH FATHIMA is the absolute owner of the
schedule premises situated at # No.36,1st Floor Near Mount Hera School,
Thanisandra, Dr. SRK Nagar Post,Bangalore-560077. Hereinafter referred to as
“SCHEDULE PREMISES” and the Tenant approached the owner to let out the
said premises on rental basis, under the following terms and conditions.
IT IS HEREBY AGREED BETWEEN THE PARTIES AS FOLLOWS:
1. That the duration of this rental agreement shall be fixed for a period of Eleven
(11) months, commencing from 1st/12/2023.
2. The tenant agrees to pay monthly rental of Rs. 7,000/- (Rupees Seven
thousand only) per month to the owner on or before 5th day of every English
calendar Month without fail.
3. That the tenant has Paid a sum of Rs. 1,00,000/- (Rupees One lakh only) by
way of cash, to the owner towards as security deposit. The said amount shall
not bear any interest and the owner will refund the same to the tenant at the
time of vacating and handing over the vacant possession of the schedule
premises.
4. The tenant shall pay monthly electricity charges as per bill to the department
Having its electrical Meter (RR No.9EDLG16857)regularly every month and
shall also pay Water Bill Charges according to the bill issued by Concerned
Department ,The Tenant also agrees to pay PIT Cleaning Charges Of (Rs.
1,000/-) Rupees One Thousand Only To the Owner every year.
5. That the tenant shall not sublet underlet or part with the possession of the
schedule premises without written consent of the owner.

6. The tenant during the period of tenancy shall not make any damages, to the
structure and in case damages occurred the same shall be repaired at his own
cost and expenses,
7. The Tenant Also agrees to keep the premises in good conditions, otherwise
the owner shall deduct the same from the advance amount.
8. The tenant agrees to use the schedule premises for Residential purpose only
and shall not do any illegal activities.
9. Both the parties shall give two (2) months advance notice to each other for
cancellation of this agreement in writing.
10. After Completion of 11 months, If the Tenant Wishes to Continue Tenancy,
The same He/She will Execute a New Rental Agreement without Fail.
11. The Tenant Also agrees to Enhance Rent Every year @ 5% Over the Last
Paid Rent.
12. The tenant shall One month Rent as painting Charges at the time of vacating
the premises otherwise the owner has every Right to Deduct the same from
Advance amount.
13. The Owner shall have Full rights to take Back possession of Schedule Premises
From Tenant, If Tenant fails to pay Rent Continuously for Two Months.
SCHEDULE
All that piece and parcel of Residential Portion in Ground Floor situated at #
No.36, 1st Floor Near Mount Hera School, Thanisandra, [Link] Nagar
Post,Bangalore-560077 consisting RCC Roofing Consisting of Hall, Kitchen,
One Bedroom With bathroom and toilet, Also with electricity and water facility,
with Fittings and Fixtures, Basic fittings .

IN WITNESS WHEREOF both the owner and tenant have affixed their
signatures to this agreement on this day, The herein above mentioned in the
presence of the Witnesses.
