RENTAL AGREEMENT
THIS RENTAL AGREEMENT made and executed on this, the 5th day of October 2023 (w. 01-10 -2023)
by and between:
Smt. Anupama M, Residing at: No 12, SLV Layout, Bhattarahalli, Bangalore. Hereinafter called the
"Owner" of the ONE PART.
AND
K Kokila residing at 1-31/4, Mynagundla Palli, Patanam Chittoor Andhra Pradesh 517131.
T Sandeep residing at 104 E block, Sri Vara Rupa Happy Homes, Thummalagunta Main Road,
Thumala Gunta, Anadhra Pradesh 517502.
Hereinafter referred to the "TENANTS" of the Second Part.
The terms used herein shall mean and include their respective heirs, executors, assigns etc.
wherever the context so demands or occurs.
There as the "OWNER" is the sole and absolute owner of the residential property which is more fully
described in the schedule here under and the tenant desires to take on rent the said premises for
residential purpose has approached and requested the owner to let-out the said premises on a
monthly rental basis under the following terms and conditions.
NOW THIS AGREEMENT WITNESS TO AS FOLLOWS: -
1. RENT: The Tenant shall pay a rent of Rs. 13,500/- (Rupees Thirteen Thousand Five Hundred Only)
to the Owner on or before 5th day of every English Calendar Month for the previous month.
2. ELECTRICITY/WATER CHARGES: The Electricity charges will be payable by the Tenant to the
concerned authorities, without resulting into arrears. Tenant's pays Rs.500/-(Rupees Five Hundred
Only) as Water Charges to the Owner.
3. DEPOSIT: The Tenant as deposited a sum of Rs. 50,000/- (Rupees Fifty Thousand Only) as security
deposit with the owner and hereby acknowledges receipts of the said amount they said security
deposit amount shall not carry any interest and shall be repayable by the owner to the tenant at the
time of vacation of the premises after deducting dues if any caused by the tenant such as rental
arrears, building damages, loss of fittings/fixtures etc, if any
4. DURATION: That the tenancy period shall be for 11 (eleven) month w.e.f 1st Day of October 2023
and after 11 months this agreement shall be extendable on mutual understanding by both the
parties with enhancement of 8% on rent.
5. SUB-LETTING: The tenant shall use the schedule premises for the purpose to win it is given and
shall neither use for any other purpose not sublet or under lease sublease the premises to a third
party without the written consent of the owner.
6. USAGE OF THE PREMISE: The tenant shall keep the premises clean and tidy are tenant able
conditions and shall not store any explosive or dangerous materials if the premises.
7. In case tenant fails to pay the rent monthly rent consecutively for two Months the owner shall be
empowered to evict the tenant from the schedule premises for the same without giving any notice
or other formalities thereupon.
8. TERMINATION OF THE AGREEMENT: In case either of the parties intends to terminate this
agreement before expiry of the agreement he can do so by issuing two-month prior notice in writing
to the opposite party.
9. If any minor repairs are occurred, the tenant shall clear the same at his own cost and risk and in
case of major repairs, the same shall be informed to the owner.
10. LIABLE FOR DAMAGES: The tenant shall not cause any damages on the above said property. The
tenant should deliver back the premises in good condition as it is let out after repairing and fixing all
the damages. At the home of vacating the premises tenant will give one month rent towards
maintenance.
11. PAINTING CHARGES: At the time of vacating the premises one month rent to be given by the
tenant towards painting charges.
12. PROVIDED THAT: The tenant shall permit the owner or his representatives / agents to enter into
the premises for inspection at all reasonable hours with prior permission from the owner.

IN WITNESS WHEREOF the owner and Tenant have signed this agreement on the day, month and
year first herein above written.
