RENT AGREEMENT
This Rent Agreement is made and executed at NOIDA on ____ April 2023. Between
Mr. O.P Midda S/o Sh. Gainda ram R/o House F- 32 , Sector - 51, NOIDA – 201301
Distt. Gautam Budh Nagar, U.P hereinafter called the LESSOR
AND
[Link] Singh ( 9667788739) S/o Shri. Yug Raj Singh R/o 186/8/5 old
sohbatiyabagh Prayaagraj Daraganj ALLAHABAD (U.P) 2110066 hereinafter called
the LESSEE.
(The expression and words of the LESSOR and LESSEE shall mean and include their legal
heirs, successor, assignees, administrators and legal representatives respectively).
WHEREAS the Lessor is the owner / landlord of residential Block F- 32 , (Second Floor
3Bhk) Sector - 51, NOIDA – 201301 Distt. Gautam Budh Nagar, U. P And whereas
the Lessor has agreed to Lease out the said premises to the Lessee as per terms and
conditions mentioned below.
NOW, THEREFORE, IT IS AGREED BETWEEN THE PARTIES AS FOLLOWS :
1. That this agreement of lease rent is for a period of 11 months starting from
10th April 2023 to 9th March 2024.
2. The lessee shall agree to pay monthly rent of Rs.23,500 ( Rupees Twenty Three
Thousand Five Hundred only ) every month in advance Including Building
Maintenance charges.
3. That the lessee has agreed to pay the lessor sum of Rs.35,000 ( Rupees Thirty
Five Thousand only ) as interest free security deposit. Security money will be
refunded at the time of vacation of the premises after adjusting any outstanding dues
or damages.
4. That all the taxes shall be paid by the landlord / lessor. That all the electricity shall be
paid by the lessee directly to the concerned authority in addition to agreed monthly
rent.
5. That the lessee shall hand over the vacant physical possession of the premises
referred to the above to the lessor at the time of termination of lease together with
the fittings and fixture duly repaired, if any damages done.
6. That Lessee shall be entitled to use the said premises only for RESIDENTIAL
purpose and shall not use it for any other purpose. The demised premises shall be
kept in good order and habitable condition. That no structural additions and
alterations will be made in the said premises without prior or written consent of the
lessor. The lessee shall not commit any action at the said premises which is
prohibited by the law or which may be a source of annoyance or disturbance and
shall not store any combustible materials that would cause damage to the premises.
7. That the lessee shall not sublet or part with the premises in whole or its part thereof
without the written consent of the lessor.
8. That the rent will be paid on the before 10th of every English Calendar month to the
lessor.
9. That the lessor can visit the premises during the reasonable time for the purpose of
either for inspection or repairs of the demised premises as and when necessary. The
lessee will have no objection.
10. That the LESSEE shall be responsible to attend all the minor day- to- day repairs
such as fuses of bulbs and tubes, leakage / replacement of water tabs etc. at this
own cost but the major repairs shall be attended by the Lessor at his own cost.
11 The tenancy will be between lessor and lessee and it will be obligatory on the part of
lessee to vacate the premises on termination/ expiry of lease period and deliver quiet
and peaceful vacant possession to the lessor.
12 The lessee shall abide by all local laws and regulations and lessor shall not be liable
for any deviation on the part of lessee.
13. That this agreement can be terminated even before the expiry of lease period, by
the either the lessor or the lessee, by giving ONE month prior written notice to the
other party.
14. That the after expiry of 11 month period the rent shall be increased by 10 % and the
tenancy has to be continued subject to mutual consent of the both parties.
