A. LAUNDRY FUNCTIONS

Note: Rotana to provide floor plan based on area allocated by owner’s architect.
C. WASHING AREA
• Locate washer extractor machines in a straight line.
• Provide drainage through at a rear of machines size to accommodate total combined
rinse cycle capacity of washer/extractors.

• Provide (2) washer/extractor maximum load 125 IB (57 kg)
• Provide (2) washer/extractor maximum load 80 IB (36 kg)
• Provide (1) washer/extractor maximum load 35 IB (16 kg)
• Automatic soap dispenser units
Note: Machines should be steam heated.
D. DRYING AREA
• Locate dryers side by side in a straight line.
• House dryers in a tightly container boxed fire rated gypsum board, enclosure with at
least 60 cm (24) inches clear service access that opens out coordinate enclosure
with Rotana and supplier of equipment.
• When lint collectors are required by the local authorities, provide a dry type with fire
projection system locate as close to the dryers as possible without affecting traffic
flow or access.
• Ducting from dryers should have sufficient access panels for removing lint on a
regular basis.
• Provide (2) dryer maximum load 75 IB (34 kg)
• Provide (1) dryer maximum 120 IB (54 kg)
• Provide (1) dryer maximum load 200 IB (90 kg)
All machines to be steam heated. Rotana will give layout of final requirements once the
space areas have been agreed and finalized.
E. FOLDING AND IRONING AREA
Flatwork ironer and folding machine should be located within area with space around for
easy maintenance. Rotana will provide details of location at a later date.
F. DRY CLEANING AND VALET AREA
The dry cleaning area facilities will process guest/personal laundry, hotel staff uniforms
and draperies. The location of machine will be given by Rotana on the final laundry
layout.

G. UNIFORM AND DISTRIBUTION ROOM
We should provide an area for the distribution of uniform, within this area will be sewing
space counter with lockable roll down screen between uniform distribution and service
corridor.
We should also require a double tiered uniform conveyor, size of room will be given by
Rotana upon finalize. The laundry layout with manufacturer of equipment and space
allocation.

H. LINEN STORAGE
Linen storage should be 4.6 m (50 sq. ft) for each 300 guestrooms.
I. CHEMICAL STORAGE
A separate space on the outside wall for piped delivery of chemicals from tank trucks
also stored drums size will be given by Rotana at a later date.
• A 15 cm to 20 cm high curb should be constructed around the entire room to prevent
spillage.
• Provide exhaust system
• Provide floor drain
• Provide metal shelving 60 cm deep x 122 cm wide x 150 cm high with shelving
spaces, spaced 38 cm vertically.
• Provide eye wash and emergency shower located adjacent to chemical store.
J. LAUNDRY FINISHING
• Floors: Ceramic non slip floor tiles
• Walls: Ceramic white wall tiles
• Corner guards stainless steel 10 cm x 10 cm x 150 cm high on the outside corners
of walls to prevent damage by carts and other traffic.
• Ceilings: To be suspend metal grid acoustical washable aluminum ceiling tiles.

• Provide air conditioning
• Diffusers should be located and adjustable type to provide spot cooling within
various work stations.
• Provide make up air
• Provide exhaust ducting for dyers and flat work ironer.
Note: Ironer to have separate ducting.
• Filter to be located at ironer exhaust
• Exhaust direct to outside exhaust with exhaust fan
K. PLUMBING
• Provide water cooler
• Water piping size to washer/extractor for maximum one minute empty time and full
time.
• Cold water supply 3.81/0.45 kg. (1 gal/pound of washer extractor capacity)
• Hot water supply 7.6/0.45 kg (2 gal/pound) of washer/extractor capacity per load.
• For equipment with automatic soap dispensers hot water must be provided at 40 PSI
to dispenser.
• 49º C (120º F) hot water to chemical dispensing system and 74º C (165º F) to
washer/extractor.
• Provide hot water hose bib/tap within 15 m of washer/extractor.
L. LINT STRAINERS
• Provide lint strainers at each drain point.
• Floor drains space at 3 m on centre in through but not direct under equipment.
M. ELECTRICAL
• Equipment should have ground fault protection.
• Flexible connecting with twist lock plug to allow at least (1) m of movement in any
direction for small piece folder and ironer folder/cross folder.
