RENTAL AGREEMENT

This agreement of Rental agreement executed on 3 rd Oct 2023 at Bangalore by and


between:
1. Mr. Mohan Kumar S , aged about 50 years residing at No. 82 2 nd Stage
Indiranagar Bangalore, here in after called as LESSOR (Which term wherever
the context shall require or admits shall mean and include her
representatives, heirs, legal representatives, executors and assignees) of the
ONE PART.
AND

2. Mr. Mani Mohan S S/O Sri Subbu Krishnan B14/216 Kendriya Vihar Phase 2
Avadi Paruthipattu Kamarajnagar Tiruvallur TN 600071 9443206339 and his aadhar
no. 246073441283 aged about 47 years residing at B14/216 Kendriya Vihar Phase 2
Avadi Paruthipattu Kamarajnagar Tiruvallur TN 600071, hereinafter called the
LESSEE, (which term wherever the context so requires or admits shall mean and
include his heirs, legal representatives and permitted assigns) of the

OTHER PART
a) The LESSOR have agreed to rent and LESSEE has agreed to take on rent the
Schedule-A property for a monthly rent amount of Rs. 14,700/- including
Maintenance (Rs. Fourteen thousand Seven Hundred Only)
b) The lease commences from 16th Oct 2023 and shall expire on Aug 2024 (11
months). After expiry of 11 months’ lease if renewed for further period of 11 months,
the rental amount shall be enhanced by 5% per month.
c) That the LESSEE has this day paid a sum of Rs. 100,000/- (Rupees one lakh only)
to LESSOR by way of cash towards security deposit for the due performance of the
covenants and obligations undertaken by him under this lease(Rental) agreement.
The security deposit paid by virtue of this agreement shall be refunded to the
LESSEE on termination of the lease either by flux of time or earlier termination as
hereinafter provided, without any interest.
d) The LESSEE shall pay outgoings in respect of electricity bill levied by BESCOM on
the basis of the bills submitted by the authorities and all other outgoings such as
property tax, cess etc., levied or leviable by the local, state and Central Government
shall be paid by the LESSOR.
e) The LESSOR undertakes that the LESSEE paying the lease amount reserved herein
and adhering to the covenants agreed upon in agreement shall hold and enjoy the
schedule properties without any let or hindrance from the LESSOR or anybody else
claiming under her during the lease period.
f) The LESSEE shall use the schedule properties only for his bona-fide residential use
and shall not use the properties for any other purposes.
g) The LESSEE shall allow inspection of the premises by the LESSOR at all reasonable
times with sufficient advance notice from the LESSOR.
h) If LESSEE fails to pay the monthly non-refundable lease amount within 7th of
every month and if the lease amount fall in arrears for 3 months or more the LESSOR
will have at liberty to terminate the lease agreement without any further notice .The
LESSEE has to compensate the loss if any to LESSOR in the event of termination of
lease under this clause
i) The LESSEE has agreed to maintain the property cited in Schedule `A' and around
the building in order to have good environmental surroundings.
j) The LESSOR and LESSEE have agreed to maintain friendly relationship without
getting into any litigation.
