The security wall remain deposited with the First Party/Owner duting whole period of rent agreement without any interest . 4. That the Tenant will use the premises for Commercial Purpose. 5. That the second party/tenant will pay electricity, water & maintenance charges etc. per months regarding the above said property. 6. That the minor day-to-day repairs such as leakage of taps, fuses, bulbs, tubes, failure of electricity shall be paid by the Second Party/Tenant. 7. That the Second Party/Tenant shall not make any additions/alterations in the building during the tenancy period. 8. That the First Party/Owner and the Second Party/Tenant shall be free in discharge of this rent note by giving one month's notice or shall pay one month's rent in lieu thereof. 9. That the rent will be increased @10% after 12 month of tenancy period related to above said property. 10. That in case any dispute arises between both the parties regarding the terms and conditions of this agreement then said dispute will be referred and settled through court of law under Delhi Jurisdiction. 11. That the contents of this Rent Agreement has been read over and are admitted to be true by both the parties.
