Identified Issues
Based on our detailed review of the water damage report and all 19 photos, the
following issues have been identified:
1. Water Leakage: Water is leaking from the shower down to the first floor,
causing ceiling damage below.
2. Problematic Custom Glass Enclosure: The existing custom glass
enclosure is difficult to clean, as reported.
3. Deteriorated Silicone Sealing: The client-installed silicone appears to be
failing, contributing to water leakage.
4. Potential Subfloor Damage: There may be damage to the subfloor beneath
the shower, though the extent is currently unknown without inspection.
5. Cracked Grout: Several photos show cracked grout outside of the shower
enclosure, which is likely allowing water to penetrate behind the tile.
6. Water Damage Lines: Visible water damage lines on the shower walls
indicate ongoing water penetration issues.

Required Repairs
Phase 1: Assessment and Inspection

5. REPAIR METHODOLOGY
Phase 1: Assessment and Inspection

7. PAYMENT SCHEDULE
To align with the project timeline, the following payment schedule is
recommended:
1. Deposit: 30% upon contract signing (covers initial materials and custom
glass deposit)
2. Progress Payment 1: 30% upon completion of demolition and inspection
(Scenario determination)
3. Progress Payment 2: 30% upon completion of tile work (Scenario B) or
grout work (Scenario A)
4. Final Payment: 10% upon project completion and final client approval
8. WARRANTY INFORMATION
• Labor Warranty: All workmanship is covered by a 1-year warranty from the
date of completion.
• Materials Warranty: Manufacturer warranties apply to all materials.
• Custom glass enclosure: 5-year warranty against defects
• Tile and grout: 1-year warranty
• Shower pan: 5-year warranty
• Waterproofing: 10-year warranty
9. TERMS AND CONDITIONS
1. Estimate Validity: This estimate is valid for 30 days from the date of issue.
2. Change Orders: Any changes to the scope of work after contract signing will
require a written change order and may affect the final cost and timeline.
3. Unforeseen Conditions: If unforeseen conditions are discovered during the
project that significantly affect the scope of work, a change order will be
issued.
4. Permits: Any required permits will be obtained by CU Midwest Designs LLC
and are included in the project cost.
5. Access: Client agrees to provide reasonable access to the property during
working hours (8:00 AM - 5:00 PM, Monday through Friday).
6. Utilities: Client agrees to provide access to water and electricity as needed
for the project.
7. Insurance: CU Midwest Designs LLC maintains general liability insurance
and workers' compensation insurance for all employees and subcontractors.
8. Cancellation: Cancellation after contract signing but before work begins will
result in forfeiture of 10% of the deposit to cover administrative costs and
material ordering. Cancellation after work begins will result in payment for all
work completed plus 15% of the remaining contract value.
9. Dispute Resolution: Any disputes will be resolved through mediation before
any legal action is taken.
10. Final Acceptance: Final payment constitutes acceptance of all work
performed.

Phase 1 Assessment and Inspection as described in this estimate. Following the
inspection, we will confirm which scenario (A or B) is appropriate and proceed
accordingly with your approval.
