at Bangalore
Site Area: Odd approximately, odd Plot (1885.25 sqft) West Facing Plot
Built-up area: 5000.00 Sqft (Approximate based on discussion with Client)

Configuration: G+3 Floors

Overview
We propose three, sequential design phases: Schematic Design, Design Development, Execution and
Administration.

Schematic Design (SD)


During SD, we will create a thorough list of project objectives, measure the affected spaces, draw base
plans, develop schematic design for finishing works ( Since Structure & masonry works are Completed) options in
2-D, and review options with the Owner. The SD phase includes the following steps:
• Programming Meeting: Architect will review a checklist with the Owner to collect complete
information regarding desired finish, material Matrix, availability of materials & logistics.
• Architect will create initial design options and review with Owner in person for finish works as listed.
• Any changes required in Structure or Masonry works can be mutually discussed & agreed.

Duration of SD phase: 2-3 weeks

Design Development (DD)


The next step is to refine and revise. Once the Owner selects a design direction, the Architect adds detail and
incorporates requested changes. These are then reviewed in-person. The DD phase includes the following
steps:
• Architect revises drawings based on Owner feedback from SD phase.
• Architect reviews changes with Owner.
• Following to the agreement on budget & design / Following drawings will be issued
• Following Civil Finishes (Part-A)
• Revised furniture layout
• Revised Architectural drawings
• Coordination with other design consultants hired by Client
• Toilet Layouts plumbing drawings only
• Plumbing layout– Including recommendations in selection of materials
• CP& Sanitary fixtures layout
• Electrical layouts – not included

Duration of DD phase: 2-4 weeks

Project Management & Administration


The Architect/ Engineer acts as the Owner’s advocate during interior execution by answering contractor
questions, interpreting the construction documents, and assisting with final product, material, and color
selections.

Duration of Construction phase: 8-10 Months (Estimated)

 Note: Above scope doesn’t include quantity surveying works like BOQ ‘preparation, Cost management &
Budget management.

 Above scope shall not include Site Supervision/Administration. However this above specified scopes can
be included in the scope at the later stage at the mutually agreed terms & Conditions.

Consulting & Design Fee


The Architect’s fee is paid in six installments:
• Initial payment due at contract signing/ Confirmation Rs.5,000.00
• Upon on the issue of architectural drawings & Coordination with Structural
Rs.30,000.00
• Upon on the issue of working drawings of all floors
Rs.30,000.00
• Upon the issue of plumbing drawings of all floors
Rs.15,000.00
• Upon issue of 2D Elevation drawings
Rs.30,000.00

TOTAL PART – A (Civil Works) Rs. 1,

• Upon release of interior schematics (To be discussed) only for owners house
Rs.20,000.00
• While Execution & Coordination time of Interior works in 3 equal installments
Rs.60,000.00
TOTAL PART – B (Interior Finish) Rs.

2. Photo realistic 3D renderings of Interior Views (Total 10 Views )

(All above quoted Price is excluding taxes)

3-D views will enable the clients to foresee the ideas before the execution starts. It will also be useful for the respective
contractors to use the views for reference.

In addition to the services described above, the Architect’s fee shall include 6 periodical visits to the site for Construction.
Additional visits shall be paid as extra at mutually agreed cost

During Construction Administration, most assistance by the Architect is provided remotely with Site visits as on
required during important milestones, via telephone and email. The Architect’s fee includes up to 6 site visits.

Additional services beyond those described above may be performed at the Owner’s written request.

This is a non-binding proposal and not a contract. More information about the design process and responsibilities of
the Owner and Architect will be set forth in a formal contract to be signed and dated by the parties before the project
commences.
