COMMERCIAL LEASE AGREEMENT
This Sub - Lease Agreement (“this Agreement”) is entered;

_______________ (Hereinafter referred to as “LESSEE”). Which expression
where the content so
admits includes its assigns and successors in title) of the one part;
and;

Box__________, located in________________ (hereinafter referred to as ‘SUB-
TENANTS’ which expression where the context so admits includes its
assigns and successors in title) of the other part.
Recitals:
WHEREAS;
The LESSEE is the holder of a 100sqm office Lease Agreement dated
the____________ for a term of ___________ years entered between the LESSEE
and one Ashby Ltd hereinafter called the LESSOR and owner of a landed
property with commercial premises located on Plot ___, Block ____, ______
road, ________Region,__________city (hereinafter referred to as the “Demised
Premises”.
WHEREAS;
The LESSEE with the consent of the LESSOR hereby SUB-LEASE to SUB-
TENANTS the Demised Premises on Plot ___, Block ____, ______ road,
________Region,__________city
(hereinafter referred to as the “Demised Premises”) for a term of one year
subject to renewal.
WHERE AS the Lessee is desirous of sub-leasing and a Sub-Tenant is serious
of taking
in lease of part of the demised premises above-mentioned subject condition
and the
term hereinafter appearing:

1. CONSIDERATION;
1.1. In consideration of US Dollar_________________________________________
(USD___________) hereinafter called; monthly rent, payable quarterly in
advance, the Lessee shall sub-lease to the Lessee part of the building
(hereinafter called “demised premise”) for warehouse and office use.
1.2. That the rent shall be subject Government Levy including withholding
tax and other tax which shall be provided by the Tanzania Revenue
Authority.
2. LEASE PERIOD;
2.1. The Tenancy shall be for a tenure of ____ (___) years commencing from
the date__________________ and shall be subject to renewal upon agreement
by the parties and subject to the further written consent of the Lessor/Land
owner.
3. COVENANTS BY SUB - TENANT
3.1. To pay rent during the said term reserved rents hereinafter mentioned
at the times and in manner herein provided.
3.2. To keep the interior of the Demised Premises including all fixtures and
fitting all doors, windows in good conditions and state of repair and
conditions as at the commencement of the tenancy and to deliver up the said
Demised Premises with all locks, keys and fastenings complete.
3.3. To provide adequate security on the demised premises and all its
customers property on the demised premises.
4. COVENANTS BY THE LESSEE
The Lessor HEREBY COVENANTS as follows:
4.1. To provide adequate security outside the building and its surroundings;
4.2. To maintain at all times during normal business hours an adequate
supply
of water in the toilet accommodation situate in the said common parts.
4.3. To pay land rent and other statutory charges;
4.4. To carry out all major structural repairs and keep the exterior of the
premises in
good tenantable condition;
PROVIDED AND IT IS HEREBY AGREED AND DECLARED THAT;
5. NOTICE

5.1. Any notice served under or in respect of this lease may be served by
Email/Whatsapp number of authorized and contact person of either the
Landlord and/or, the Tenant and;
5.2. May be served through email, or physical dispatch or by post office
addresses presented by parties herein.
6. TERMINATION CLAUSE:
6.1. If either party shall desire to terminate the Contractual Term hereby
granted, then the party desiring to terminate shall give to the other party no
less than three (3) month’s prior notice in writing of such desire;
6.2. In the event of such termination the Tenant shall up to the time of such
termination pay the Rent and reasonably observe and perform the covenant
on its part hereinbefore reserved and observe and perform the covenant on
its part herein before reserved and contained.
7. GOVERNING LAW & DISPUTE RESOLUTION:
7.1. This lease agreement is governed by and shall be construed in
accordance with
laws of Tanzania AND;
7.2. In case of the breach by either part, the aggrieved part shall be at
liberty to seek legal redress at the Court vested with jurisdiction thereof.
