BEDSPACE RENTAL AGREEMENT

This Bedspace Rental Agreement is entered into on this ___ day of _________, 20 ,

1. Property and Bedspace Description


The Landlord agrees to rent to the Tenant a bedspace located at:

Address: Garrido Street Extension, Poblacion Ilaya, San Enrique, Iloilo, 5036

The bedspace is in a shared room/area with common access to kitchen, bathroom, and
other communal spaces (unless otherwise stated).

2. Term of Agreement
This Agreement shall begin on the ___ day of _________, 20 and shall:

☐ Continue on a month-to-month basis


☐ End on the ___ day of _________, 20 (fixed-term)

Either party may terminate this agreement with at least 30 days written notice.

Failure to provide proper notice of termination may result in:

 Forfeiture of the security deposit, and


 Additional charges equivalent to one (1) month’s rent as liquidated damages.

If the Tenant vacates the premises without proper notice, or leaves unpaid obligations,
the Landlord reserves the right to pursue legal action to recover any outstanding rent,
damages, or losses incurred, including reasonable attorney's fees and court costs.

After termination or abandonment of the bedspace, the Tenant expressly agrees and
authorizes the Landlord to report the matter to:

 The Tenant’s university or educational institution, and


 The appropriate Barangay or local government authorities,

for the purpose of assisting in the recovery of unpaid balances or enforcing this
Agreement.

Such reporting shall include, but is not limited to, the disclosure of the Tenant’s name,
student identification (if applicable), amount owed, and relevant circumstances
surrounding the non-compliance. The Tenant waives any claims of confidentiality or
privacy in this regard and acknowledges that this measure is intended solely for the
enforcement of contractual obligations.

3. Rental Amount and Payment Terms


The Tenant agrees to pay a monthly rent of ₱________, due on or before the ___ day
of each month.

Payments shall be made via:

☐ Mobile payment (e.g., GCash)

If the Tenant fails to pay the rent in full by the due date specified in this Agreement, a
late payment penalty shall apply. A fee equivalent to 2% of the agreed rental fee will
be charged for each day that the rent remains unpaid after a grace period of 15 days
following the due date.

If rent remains unpaid for more than 15 days beyond the due date, the Landlord
reserves the right to issue a notice to vacate and/or initiate termination of this
Agreement in accordance with local laws and regulations. All penalties and unpaid rent
must be settled before the Tenant vacates the premises or the deposit will be forfeited.

4. Security Deposit
The Tenant shall pay a security deposit of ₱________ upon signing. This deposit shall
be refundable upon move-out, less any deductions for damages, unpaid rent, electricity,
or any due and demandable unpaid debts for incurred goods and services from the
landlord.

5. Utilities and Other Charges

☐ Electricity per room will be divided equally among tenants (through submeter
reading). Electricity consumption shall start from date of move-in ___ day of
_________, 20 until ILECO II scheduled reading date of the main meter (Usually every
20th of the month) and will continue on a month-to-month basis.

The calculation of the electricity bill will vary depending on the mandated rate per
kilowatt/hour of ILECO II and shall be paid seven (7) days after the bill was given to the
tenant.

If the Tenant fails to pay the electricity in full by the due date specified in this
Agreement, a late payment penalty shall apply. A fee equivalent to 5% of the electric
bill for the month will be charged for each day that the rent remains unpaid after a
grace period of 7 days following the due date.

If electricity remains unpaid for more than 7 days beyond the due date, the Landlord
reserves the right to issue a notice to vacate and/or initiate termination of this
Agreement in accordance with local laws and regulations. All penalties and unpaid
rent/electricity must be settled before the Tenant vacates the premises or the deposit
will be forfeited.

6. House Rules and Responsibilities


 The Tenant shall maintain cleanliness of their space and common areas.
 No illegal activities are permitted.
 No guests are allowed to sleep overnight without Landlord’s permission.
 Quiet hours are from ___ PM to ___ AM.
 STRICTLY NO PETS ALLOWED

7. Termination and Move-Out


Upon termination of the Agreement, the Tenant shall:

 Vacate the premises by the end date.


 Remove all personal belongings.
 Return any keys or access cards.

Failure to do so may result in forfeiture of the deposit or legal action.

In addition, if the Tenant fails to remove personal belongings from the premises upon
termination or expiration of this Agreement, the Landlord reserves the right to consider
such items as abandoned after a period of seven (7) days. During this period, the
Landlord may charge a storage fee of ₱ 50.00 per day until all belongings are
removed.

If the Tenant does not reclaim the items within the specified period, the Landlord may
dispose of or donate the items at their discretion, and the Tenant shall have no further
claim. The Tenant shall remain liable for any unpaid rent, damages, or storage costs
incurred during this time.
8. Liability and Indemnity
The Landlord shall not be liable for any personal injury, loss, or damage to the Tenant’s
property unless due to gross negligence. The Tenant agrees to use the premises at
their own risk.

9. Entire Agreement
This Agreement represents the entire understanding between both parties and
supersedes any prior agreements or oral statements. Any changes must be in writing
and signed by both parties.
