GIFT DEED

THIS DEED OF GIFT is made and executed at Mumbai on this 11th day of June, 2025

BY

Mr. Suresh Patel, son of Late Mr. Harish Patel,

aged about 32 years, residing at Flat No978 Apartments, Powai, Mumbai – 400076,
Maharashtra, hereinafter referred to as the "DONOR" (which expression shall, unless
repugnant to the context, mean and include his heirs, legal representatives, administrators
and assigns)

IN FAVOUR OF

Ms. Neha Patel, daughter of Mr. Suresh Patel,

aged about 28 years, residing at Flat No. 867 Apartments, Powai, Mumbai – 400076,
Maharashtra, hereinafter referred to as the "DONEE" (which expression shall, unless
repugnant to the context, mean and include her heirs, legal representatives, administrators
and assigns).

WHEREAS:

[Link] Donor is the absolute and sole owner of a residential property being a 2BHK
apartment bearing Flat No. 987 situated in the Gated Community, located at Powai, Mumbai
– 400076, Maharashtra, admeasuring 1,200 sq. ft. of carpet area, hereinafter referred to as
the “Said Property”, more particularly described in the Schedule annexed to this Deed.

2. The Donor has acquired the Said Property by way of mention mode of acquisition: e.g.,
purchase/gift/will/allotment and has full right, title, and interest therein, free from all
encumbrances.

3. The Donor, being the father of the Donee, desires to transfer the Said Property by way of
gift to his daughter Ms. Neha Patel, out of natural love and affection, without any monetary
consideration.

conditions herein contained.
NOW THIS DEED WITNESSETH AS UNDER:

Transfer of Property

5. The Donor hereby voluntarily, unconditionally and irrevocably gifts, transfers, and
conveys to the Donee, the Said Property, together with all rights, title, interest, easements,
privileges, and appurtenances thereto, to have and to hold the same absolutely and forever,
free from all encumbrances.

Acceptance of Gift

6. The Donee hereby accepts the Said Property as a gift and acknowledges having been put
in symbolic and legal possession of the same by the Donor.

No Consideration

7. This Gift is made out of natural love and affection between father and daughter and
without any consideration whatsoever.

Maintenance Liability

8. The Donee agrees to bear all future costs, charges, taxes, and expenses related to the
maintenance, repair, and upkeep of the Said Property, including society charges, municipal
taxes, and utility bills.

Right of Residence

9. The Donor shall have the right to reside in the Said Property for his lifetime, without
payment of any rent or charge, and the Donee shall not evict or disturb his possession or
peaceful enjoyment during his lifetime.

Nature of Gift

10. The gift made under this Deed is absolute, unconditional, and irrevocable. The Donor
hereby declares that he has not reserved any rights in the Said Property other than as
expressly mentioned herein.

Indemnity

The Donor hereby declares that the Said Property is free from all encumbrances, charges,
liens, mortgages, or litigations, and he shall indemnify the Donee from any loss arising due
to any defect in title or any third-party claim.

Stamp Duty Exemption

Since the Gift is made by a father to his daughter, a close blood relation, the parties declare
that they are entitled to exemption from payment of stamp duty under applicable
provisions of the Maharashtra Stamp Act, as amended.
Registration

The parties agree to register this Gift Deed with the appropriate Sub-Registrar and bear the
applicable registration charges.

SCHEDULE OF THE PROPERTY

All that piece and parcel of the residential flat bearing Flat No. 987 situated on the 7th floor
of Tower NRI City, in the residential gated community known as Gwati located at Powai,
Mumbai – 400076, Maharashtra, admeasuring 1,200 sq. ft. of carpet area, together with
proportionate undivided share in the land, and all common areas, amenities, and facilities
appurtenant thereto.

IN WITNESS WHEREOF, the Donor and the Donee have set their respective hands and
signed this Gift Deed on the day, month, and year first above written.
