RENTAL AGREEMENT

This Deed of Lease Agreement is executed at Chennai on


this 1st day of NOVEMBER 2024 between R.KRISHNA
KUMAR son of N.Rajkumar, aged about 48 years, residing at
Judge A.Radhakrishnan Apartments, No.17A,
Venkatachalapathy 1st street, Shenoy Nagar, Chennai-
600030, hereinafter called the “LESSOR” which term shall
mean and include his heirs, legal representatives, executors,
administrators and assigns of the ONE PART:

years, residing at Flat No.F4, No.17/12, Venkatachalapathy
Ist Lane, Shenoy Nagar, Chennai-600030,, hereinafter called
the “LESSEE” which term shall mean and include his heirs,
legal representatives, executors, administrators and assigns
of the OTHER PART:

WHEREAS the said “LESSOR” is the owner of Judge


A.Radhakrishnan Apartments, Flat No.F4, No.17/12,
Venkatachalapathy Ist Lane, Shenoy Nagar, Chennai-
600030, more particularly described in the schedule
hereunder.

WHEREAS the LESSEE will be a tenant from 1/11/2024 for


a rent of Rs.18,810/-(Rupees eighteen thousands Eight
hundred and ten only) and maintenance of Rs.500/-(Rupees
Five hundred only) aggregating in all Rs.19,310/- (Rupees
Nineteen thousands Three hundred and ten only) per
mensem and whereas the LESSEE agreed to take it on a
rent of Rs. 18,810/-(Rupees eighteen thousands Eight
hundred and ten only) and maintenance of Rs.500/-(Rupees
Five hundred only) aggregating in all Rs.19,310/- (Rupees
Nineteen thousands Three hundred and ten only) per
mensem on the terms and conditions hereinafter setforth.

1.The LESSEE agreed to take the flat on a rent of Rs.


18,810/-(Rupees eighteen thousands Eight hundred and ten
only) and maintenance of Rs.500/-(Rupees Five hundred

only) aggregating in all Rs.19,310/- (Rupees Nineteen


thousands Three hundred and ten only)per mensem with
effect from 1/11/2024 and paid a sum of Rs.96,000/-
(Rupees Ninetysix thousands only) by NEFT as security
deposit which is already in the hands of LESSOR shall be
refunded by the LESSOR to LESSEE on handing over the
vacant possession of the said flat hereby mentioned and
LESSEE agrees that the deposit amount will not carry any
interest.

2. The LESSEE agreed to pay the rent of every month before


the 5th of the succeeding month to the LESSOR.

3. The LESSEE will use the flat only for residential purpose
and will not do any other use without the written permission of
the LESSOR.

4. The LESSEE has agreed to pay the electricity charges


and additional Consumer Caution deposit to be paid to the
E.B.department.

5. The LESSEE agreed not to interfere in the structure of the


building. The LESSEE is not entitled to sublet the flat without
the written permission of the LESSOR.

6. If the LESSEE fails to pay the rent for two successive


months, the LESSOR will be entitled to take possession of

the said flat without recourse to court in addition to his right to


take appropriate proceedings in court at the risk and cost of
the LESSEE.

7. If LESSOR wants to determine the tenancy, one party shall


give 1 month notice to the other party to vacate the premises.

8. This agreement will be in force for a period of 11


months(i.e. 1/11/2024 to 30/9/2025).

9. The LESSOR and LESSEE agree for a rental increase of


about 5% after one year.

10.The LESSEE agrees for all minor repairs after


handedover possession by the LESSOR for lessee to carry
out the repairs if any major expenditures accrued it will be
bare by the LESSOR.

11.The LESSEE undertakes to handedover the possession of


the building as it is in the same condition as handed over by
the LESSOR at the time of occupancy of the LESSEE.

12. The LESSEE accepts to white wash the entire premises


as handedover while entering the premises or otherwise pay
the necessary charges or deduct from advance amount paid
at the time of vacating the premises.

13.The LESSEE agrees that he will not have any pet


animals in the let out premises which causes nuisance to
the other tenant.

15.The LESSEE agrees to pay Rs.350/- water charges in


case of purchasing outside lorry water.

14.Both the LESSOR and LESSEE agree that any dispute


arising shall be within the jurisdiction of the Courts in
Chennai.

15.The LESSEE shall maintain fixed fans, etc., described in


Schedule-2 in good condition and handing over him at the
time of vacating the Flat.

SCHEDULE -1

Flat bearing Door No.F4 and Corporation No.17/12,


Venkatachalapathy Ist Lane, Shenoy Nagar,Chennai-
600030, bounded on the NORTH by Venkatachalapathy
Street, on the SOUTH by passage, on the EAST by
Venkatachalapathy Ist Lane and on the WEST by F3 Flat.

SCHEDULE-2

4 fans, 2 commodes, 2 water closet and 4 tubelights and


other lights in the flat of Schedule-1.

In witness whereof the LESSOR and LESSEE have


signed their names on this Agreement, on the day, month
and year in the presence of the witness:
