EUGENIA UJU (HEREINAFTER CALLED THE LANDLORD) OF THE ONE PART,

Agbani Road, Opposite Girls Grammar School, Enugu State (Hereinafter called “THE

LANDLORD” which expression shall where the context so admits include his successors-
in-title, legal representatives, assigns and privies) of the FIRST PART AND OSHISANYA,
IBRAHIM BABATUNDE of Plot A1, Channel Television Road, Opic Estate, Berger Lagos
State with phone no. 09137000556 (Hereinafter called “THE TENANT” which expression
shall where the context so admits include its successors-in-title, legal representatives,
workers, servants, assigns and privies) of the SECOND PART.
1. NOW THIS AGREEMENT WITNESS AS FOLLOWS:
In consideration of the rent and the covenants herein reserved and contained, the
Landlord lets to the Tenant A THREE BEDROOM FLAT and its appurtenances situate at
Plot 38 Channels Avenue Isheri North Opic Lagos State TO HOLD UNTO the Landlord as a
tenant for a year certain which commences on 1st day of March, 2025 and terminates
on the 28th day of April, 2026 for a one calendar year certain and when the tenant is in
breach of any of the covenants in this agreement or the tenant delivers up possession
on same voluntarily or by a Notice To Quit served on the Tenant by the Landlord or
Landlord's Lawful Attorney YIELDING AND PAYING therefore during the tenancy the
sum of ₦2,000,000 (Two Million Naira) for one year certain, having been paid by the
tenant, receipt of which the Landlord acknowledges.

2. THE TENANT HEREBY COVENANTS AND UNDERTAKES WITH THE LANDLORD AS BOTH
PARTIES AGREE AS HEREUNDER SET OUT:-
a. The Landlord owns the premises at Plot 38 Channels Avenue Isheri North Opic Lagos
State.
b. To keep the premises in a fit and tenantable state; it shall also be his responsibility to
keep in a neat form the immediate environment of the premises occupied.
c. That the Tenant shall be paying for security fees and sanitation fees in the
aforementioned demised property as may be required.
d. The tenant desires to take THE THREE BEDROOM FLAT and its appurtenances situate at
Plot 38 Channels Avenue Isheri North Opic Lagos State t hereto from him as a tenant thereof
and the Landlord do hereby agree to let same out to him.
e. To pay all bills and out-going in respect of the premises held by him.
f. Not to sublet any part of the premises, any breach of this provision is enough to
determine the tenancy and such persons that claim to be the subtenant is only a
trespasser and interloper that could be ejected using reasonable force.
g. On a quarterly basis, the Landlord, Legal Practitioner in charge of the apartment or his
Caretaker may visit the house and have rights of entry to any of the house for purpose
of inspecting the facilities therein only in the presence of the Tenant.
h. To maintain a peaceful co-existence with your neighbors or even your Landlord wherein
you are the only tenant i.e. not to quarrel and /or engage in any combat with co-tenants

or neighbors and where there is a likelihood of conflict, same should be immediately
reported to the Landlord or Solicitor managing this property. Also, not to use the said
premises for unlawful activities but only activities permitted by the laws of our land.
i. The tenant desires to let the same from the landlord which tenancy shall be for a year
certain in nature and which commences on the 1st Day of March 2025 and terminates
on the 28th day of April, 2026 or when the tenant is in breach of any of the covenants of
this agreement or the tenant delivers up possession on same voluntarily or by a Notice
To Quit served on the Tenant by the Landlord/Landlord's Lawful Attorney
j. That for the avoidance of doubt, the term of the tenancy created by both parties is a
year certain in nature.
k. That the failure of the tenant to pay his/her rent and renews this tenancy on time as
provided in this agreement, the tenancy is deemed to have ceased.
l. That the Tenant shall refund and reimburse to the Landlord any money or legal fee he
spent in trying to seek legal redress in court against him/her wherein the Tenant
breaches any term or terms of this agreement or where the Landlady consulted the
services of a lawyer or files a legal action against the tenant as a result of his breach of
any of the term or terms of this agreement including services of statutory notices.
m. That should the tenant desire that the tenancy be renewed; he must give notice in
writing in that regard to the Landlord at least 2 months before the expiration of the rent
fee paid. Both parties herein agreed that wherein the Tenant pays in his complete rent
of ₦2,000.000.00 (Two Million Naira Only) being the total year rent for one calendar
year certain which is subject to review within seven (7) days immediately after the
expiration of the former rent payment the tenant paid.
n. That once the Tenant pays his/her complete house rent for the agreed one calendar
year certain without the Landlord refunding or rejecting same within two (2) weeks after
the said complete payment, it shall be deemed that another tenancy has been created
which shall be a one calendar year certain in nature.
o. That upon this note, both parties hereby agrees that there shall be a need for drafting a
new/fresh tenancy agreement after the expiration of the first one year rent paid as a
one calendar year certain tenant as this particular agreement shall bind both parties.
p. That once the Tenant defaults any term or covenant in this tenancy agreement, the
Landlord shall retake possession of the premises as if the tenant has voluntarily
surrendered or relinquished same to him/her, no cause of action shall then arise from
that exercise of Landlord's right of entry.
q. That right is reposed in the Landlord upon application by the tenant after the expiration
of the tenancy, on due consideration of the antecedents of the tenant during the prior

tenure to renew or decline to renew the tenancy and subsequent tenancy created shall
be upon the terms contained herein except that subsequent tenancy created shall be
one calendar year certain in nature.
r. That for the avoidance of any doubt, the type of tenancy intended and created between
the parties is one calendar year certain in nature.
s. That the Landlord and the tenant hereby agrees to inspect and confirm that the
materials and every part of the building is in good working conditions in the demised
property and the tenant shall replace any part of the building he damages or any of the
materials damaged or misplaced while he is in occupation of this premises.
t. To repair or replace any part of the Tenement or fixtures, fittings or other articles
damaged or removed on or from the tenement by himself, his visitors, servants within
one month of the damage or removal.
u. The Tenant shall bear, pay and discharge all charges for electricity currently consumed
and all water rates imposed or charged upon the Tenement, including Tenement rate
where applicable.
v. The tenant shall keep the tenement let to him clean and in good sanitary condition.
w. The tenant shall confine himself to the use of the amenities assigned to him by the
Landlady and the tenant without the written permission of the Landlord shall not use
any amenity not so assigned by the Landlord.
x. The tenant shall not assign sublet, part with or in any other manner deal with the
tenement or any part; thereof without the written consent of the Landlord.
y. The tenant, his agents, and or those claiming through him shall not permit anything to
be used or done in the tenement or any part thereof, which shall be noxious, noisy or
offensive or be of any inconvenience or nuisance value to the adjoining neighbors or
property.
z. At the determination of the tenancy hereby created, the tenant shall peacefully
surrender and yield up to the Landlord the tenement without permanent addition
thereto in good and total repair and condition in accordance with the foregoing
Agreement.
aa. To permit the Landlord or his agents and all persons authorized by the Landlord upon
given reasonable notice to the tenant, to examine the state and condition of the
premises and to execute and do any repairs or work for which the Landlord is liable
under his covenants herein contained.
bb.Not to keep any inflammable, dangerous materials or substances.

cc. To pay tenement rate, electricity and water rate, and any other taxes which are tenant’s
responsibilities.
dd.To give the Landlord 2 months’ notice in writing of its intention to renew the tenancy
before the expiration of the term created.
ee. That the Landlord shall give notice of rent increment in writing to the tenant when
applicable.

AS WITNESS WHEREOF THE PARTIES HAVE SET THEIR HANDS THE DAY AND YEAR FIRST
ABOVE WRITTEN.
