From the perusal of the documents sent for our opinion it appears that Originally,
Shankuntala Bai was the absolute owner and peaceful possessor of land admeasuring Ac. 2-00 Gts.,
in survey No. 329, Situated at Kasal Village, Hathnoor Mandal, Sangareddy District by the virtue of
Pattadar passbook No: T09040121074 with Khata No. 1668 issued by Tahsildar, Hathnoor Mandal,
and her name are also shown as pattedar and possessor column, as per the pahanies for the year
from 1990-91, 1991-92, 1995-96, 1996-97, 2000-01, 2004-05, 2007-08, 2009-10, 2011-12.
Later, Smt. Shankuntala Bai Alias Chintahkonda Shakuntala Bai W/o. Uppalaiah, executed
a registered dharani sale deed document no.704/2025 registered on 10-04-2025 and registered in the

office if Tahsildar & Jt. sub registrar-Hathnoor, in favour of Sri. Vagulagadda Srinivas Reddy
S/o. Rukma Reddy, in respect of all that the piece and parcel of agricultural land admeasuring
Ac.2.0000 gts., in survey no. 329, Situated at Kasal Village, Hathnoor Mandal, Sangareddy District,
for valuable sale consideration.
Thereafter, Vagulagadda Srinivas Reddy mutated his name in respect of land in survey no.
329 an extent of Ac.2.0000 gts., Situated at Kasal Village, Hathnoor Mandal, Sangareddy District
and Tahsildar Hathnoor Mandal, also issued Pattadar passbook No: T09040121493 with Khata No.
60205 in his favour.
FORM 1B (ROR) dated. 10-05-2025 issued by Dharani Online portal shows that land in
survey no. 329 an extent of Ac.2.0000 gts., Situated at Kasal Village, Hathnoor Mandal,
Sangareddy District, belongs to Vagulagadda Srinivas Reddy.
Dharani Statement of Encumbrance dated. 05-05-2025 issued by Dharani online portal in
respect of land in survey No. 329 of Kasal Village reflects the transaction covered under document
No.: 704/2025 standing in the name of Vagulagadda Srinivas Reddy.
MeeSeva E.C. No.: 194849170 dated: 13-05-2025 issued by sub registrar-Jogipet, in respect
of the above schedule property for the period from 14-05-1995 to 11-05-2025 reflects Nil
transaction.
Online E.C. No.: 194780828 dated: 10-05-2025 obtained through IGRS Online portal, in
respect of the above schedule property for the period from 01-01-1983 to 09-05-2025 reflects Nil
transaction.
Part-11: EVIDENCE OF TITLE OF PROPERTY:-
Online E.C. No.: 194780828 dated: 10-05-2025 obtained through IGRS Online portal for
the period between 01-01-1983 to 09-05-2025 in respect of the above said property, which do not
disclose any charge, mortgage or any alienation over the above said property during the said period
except the above said transactions. Further the said property is not tainted by any encumbrances,
attachments, and claims either from the state or central Government or other local bodies or third-
party claims, liens etc. during the period from 01-01-1983 to 09-05-2025.
After perusing the above said documents, I am of opinion that the above said property of
Sri. Vagulagadda Srinivas Reddy S/o. Rukma Reddy has got clear and marketable title and it is
free from all encumbrances and liabilities from 01-01-1983 to 09-05-2025.

2. SRO Search : I/We obtained Encumbrance certificate obtained from SRO Jogipet vide
statement No. 194849170 dated: 13-05-2025 for the period from 14-05-1995 to 11-05-2025
reflects Nil transaction.
3. There are no adverse encumbrances Charges on the said Property as a result of the search
conducted.
4. The Property is Clear and marketable for the purpose of creating mortgage.
