________________________, hereinafter referred to as the "Donor" (which term shall, unless
repugnant to the context or meaning thereof, include his/her heirs, successors, legal
representatives, administrators, and assigns),
IN FAVOUR OF
Mr./Mrs. [Donee's Full Name], aged about ___ years, son/daughter of ____________, residing at
________________________, hereinafter referred to as the "Donee" (which term shall, unless
repugnant to the context or meaning thereof, include his/her heirs, successors, legal
representatives, administrators, and assigns).
WHEREAS:
1. The Donor is the absolute and lawful owner of the property more fully described in the
Schedule annexed hereto.
2. The Donor, out of natural love and affection, is desirous of transferring the said property
by way of gift to the Donee, who has willingly accepted the same.
3. The Donor affirms that the said property is free from all encumbrances, claims, charges,
mortgages, liens, and litigation of any kind.
NOW THIS DEED WITNESSETH AS UNDER:
1. That the Donor, out of natural love and affection, hereby transfers, conveys, and assigns
the property described in the Schedule hereto absolutely and forever unto the Donee, to
have and to hold the same as the absolute and exclusive owner thereof.
2. That the Donee has accepted the gift and has taken possession of the said property on the
execution of this Deed.
3. That the Donor covenants with the Donee that he/she has full right, title, and authority to
gift the said property, and the same is not subject to any encumbrance, litigation, or claim.
4. That the Donor declares that this gift is made voluntarily, without any force, fraud,
coercion, or undue influence and with his/her free consent.
5. That the Donee shall henceforth be the sole and absolute owner of the said property and
shall be entitled to use, enjoy, and dispose of the same in any manner as he/she may deem
fit.
6. That the Donor shall execute all such further documents and do such acts and things as
may be necessary to give full effect to this Deed and to enable the Donee to enjoy peaceful
possession of the gifted property.
