SALE DEED
This Sale Deed is made on this ___ day of _________, 20.
BETWEEN
Mr. Masood Ahmed, son of ____________, CNIC No. ______________, resident of
_____________________________ (hereinafter referred to as the “Seller”, which expression
shall, unless repugnant to the context, mean and include his heirs, legal
representatives, executors, administrators and assigns),
AND
Mr. Hamza Jahangir, son of ____________, CNIC No. ______________, resident of
_____________________________ (hereinafter referred to as the “Buyer”, which expression
shall, unless repugnant to the context, mean and include his heirs, legal
representatives, executors, administrators and assigns).
WHEREAS the Seller is the sole and absolute owner of the immovable property
described below:
Description of the Property:
• Plot Size: 5 Marla
• Plot No.: 90, Humayon Block
• Location: Madina Colony, near Qila Sattar Shah, Sheikhupura
• Nature of Property: Residential
AND WHEREAS, the Seller has agreed to sell, and the Buyer has agreed to purchase
the said property for a total sale consideration of Rs. [Insert Total Amount], to be
paid in the following manner:
Payment Terms:
• 50% of the total amount shall be paid on or before June 30, 2025. Upon receipt of this
amount, the Seller shall transfer ownership and hand over possession of the said property
to the Buyer.
• Remaining 50% shall be paid on or before June 30, 2026.
The Seller acknowledges that upon receipt of the first 50%, legal ownership and
possession shall be transferred to the Buyer, and undertakes to execute all
necessary documents accordingly.
NOW THIS DEED WITNESSETH AS UNDER:
1. Transfer of Ownership and Possession
The Seller agrees to transfer full legal ownership and physical possession of the said
property to the Buyer upon receipt of the first 50% of the sale consideration, to be
paid on or before June 30, 2025.
2. Clear Title
The Seller affirms that the property is free from all kinds of encumbrances, liens,
mortgages, litigation, or any third-party claims, and holds full rights to sell the
property.
3. Warranties and Indemnity
The Seller assures peaceful possession to the Buyer and agrees to indemnify against
any future claims or legal disputes arising from prior ownership.
4. Transfer Costs
All applicable government fees, transfer, mutation, registration charges, and taxes
shall be borne by the Buyer.
5. Default Clause
In case of failure by the Buyer to pay the remaining 50% by June 30, 2026, the Seller
retains the right to pursue legal remedies, including but not limited to cancellation
of the deed, unless otherwise mutually agreed in writing.
6. Further Assurance
The Seller shall sign all documents and perform necessary actions to legally
complete the transfer process upon receiving the advance amount.
IN WITNESS WHEREOF, the parties hereto have set their hands to this Sale Deed on
