SHOP RENT AGREEMENT
This Rent Agreement is made and executed on this ___ day of ____________, 20___, by and between:
Mr. Rahul Kumar Chowrasia, son of ________________________, residing at
__________________________________________, hereinafter referred to as the "OWNER" (which
expression shall, unless repugnant to the context or meaning thereof, include his heirs, successors, legal
representatives, and assigns) of the FIRST PART,
AND
Mr. Sunny Gupta, son of ________________________, residing at
__________________________________________, hereinafter referred to as the "TENANT" (which
expression shall, unless repugnant to the context or meaning thereof, include his heirs, successors, legal
representatives, and assigns) of the SECOND PART.
WHEREAS:
1. The OWNER is the absolute and sole owner in possession of the shop premises bearing GR-FR 71, 72,
73, Salkia School Road, LP-1/3, Howrah - 711106 (hereinafter referred to as the "Premises").
2. The OWNER has agreed to let out the said Premises to the TENANT and the TENANT has agreed to take
the same on rent for commercial/shop purposes on the terms and conditions hereinafter appearing.
NOW THIS AGREEMENT WITNESSETH AS UNDER:
1. TERM: The tenancy shall be for a fixed period of 11 (eleven) months commencing from ____________,
20___ and ending on ____________, 20___.
2. RENT: The monthly rent for the said Premises shall be Rs. ____________ (Rupees
__________________________________ only) per month, payable by the TENANT to the OWNER on or
before the ___ day of each calendar month.

3. SECURITY DEPOSIT: The TENANT has paid a refundable security deposit of Rs. ____________ (Rupees
__________________________________ only), which shall be refunded by the OWNER at the time of
vacating the Premises, subject to deduction for damages, if any.
4. USE OF PREMISES: The TENANT shall use the Premises solely for commercial/shop purposes and shall
not use it for any illegal or immoral activities.
5. MAINTENANCE AND REPAIRS: The TENANT shall keep the Premises in good and tenantable condition
and shall be responsible for minor repairs. The OWNER shall be responsible for structural repairs.
6. ALTERATIONS: The TENANT shall not make any permanent alterations or additions to the Premises
without the prior written consent of the OWNER.
7. SUB-LETTING: The TENANT shall not sub-let, assign or part with possession of the Premises or any part
thereof to any third party without the prior written consent of the OWNER.
8. TERMINATION: Either party may terminate this agreement by giving one (1) month's written notice to the
other party.
9. POSSESSION: The TENANT shall hand over peaceful and vacant possession of the Premises to the
OWNER upon termination or expiry of this Agreement.
10. DISPUTE RESOLUTION: Any dispute arising out of or in connection with this Agreement shall be
resolved amicably, failing which it shall be referred to arbitration in accordance with the provisions of the
Arbitration and Conciliation Act, 1996.
IN WITNESS WHEREOF, the parties hereto have executed this Rent Agreement on the day, month and year
first above written.
