Way Forward- Registration/Handover/Move-in FAQ’s

1. Viewing of the apartment

All allottee’s are welcome to visit their flat on allocated date and slot. Tower A and B would
be open for viewing on 08 and 09 Feb 2025. Tower C would be open for viewing on 15th
Feb 2025. You would get a link to book your slot by 06th Feb 2025. As informed earlier, the
slot would be for 15 minutes and only allottee’s who have booked the apartment would be
allowed to see the apartment at this moment.

We would have another slot for viewing post 15th February for Allottee’s who can’t visit on
current scheduled date. The next date would be rolled out in 16th Feb week.

Caution- As informed, this visit is only for quick viewing and your support is solicited. Do
note that 468 owners must get equal opportunity to see their home and your delay can
deprive them from visiting their own home on allocated slot. As informed earlier,
measurement can only be taken once we have handed over the apartment to you.

2. Other Charges levied for your apartment

You would see other charges section in your ledger and demand note pertaining to deposits,
taxes and facilitation fee. At the time of your flat booking, we have informed everyone about
50-60K of additional cost for all these expenses mentioned below. It has increased slightly
in past couple of years.

• Bescom Deposit- Bescom charges 2 months of refundable deposit. The same has
been paid by us for all 468 apartments. This can be refunded by Bescom on
surrendering of connection.

• GAIL Deposit- GAIL charges Rs. 5000/- of refundable deposit for each apartment.
The same has been paid by us for all 468 apartments. This can be refunded by GAIL
on surrendering of connection.

• Property Tax- As per RERA norms, all property tax related to individual units have
to be borne by the Allottees. We have paid property tax for all 468 apartments for
CY 2024-25. As per their rule, the tax must be paid for entire year irrespective of the
fact that OC has been received in January month. As informed by local revenue
office, this is a standard rule followed by them as they don’t have any mechanism
to collect tax for partial period. Hence, we had no choice but to pay tax for the entire
year.

• Khata Extraction and E-Khata Cost – Currently Khata extraction and E-Khata is
being done by Govt Offices in 3–4-month period and it’s a hard task to get this done
in 1 week time. We have spent considerable amount of money on this at our end to
ensure that all of you get your flat registered asap and take possession. Priority
service comes with its own added cost and we have also taken a significant portion

on us. Do note that as per standard process, the 1st khata is issued in the name of
developer only. Post registration, you would need to approach revenue office for
transfer of khata in your name. The cost charged currently is only for khata
extraction and generation of 1st khata.

• Legal Facilitation Fee- The entire process of registration has been made online
which warrants lot of work for the legal consultant. Also, all registration happens
now with mandatory slot booking, online payment etc. The cost to get one
registration is much more than what has been charged to you. You can expect good
services and coordination and lot of time saving on your registration.

Caution: If you believe that you can get your registration done in 5-10K, you can
plan your registration yourself. We would cooperate and send our representative for
registration. KEYA would not take any responsibility for your registration. If you
choose to proceed with the registration through your own sources, you need not pay
the registration facilitation fee.

• GST on all these 5 reimbursements- Please note that there in no GST or TDS
levied on all these payments.

3. Stamp Duty Payment- As per Govt of Karnataka’s process, stamp duty must be paid
online only. Our team would coordinate with you 5 days prior to scheduled registration for
payment of the fee and take your bank account details from where you would be making
the fee payment. The registration team would generate an online link for you to make the
payment through your bank account. Allottee’s who does not have online banking, would
have to find someone who can assist them with this payment.

Caution:- In no situation the charges should either be transferred to KEYA


account or to our teammates account who would be coordinating for
registration. If you transfer the charges to any of our teammates account, you
would be solely responsible for the same.

4. Registration process- Registration would commence from 10th Feb 2025. Registration
would be done from Monday to Saturday between 10.00 A.M to 4.30 P.M. We expect to do
about 30 registrations per day. Once you have completed your-self payment, TDS and bank
has shared DD copy (for home loan cases), we would schedule your registration. All
registrations would be completed by 29th Feb 2025. The steps would be as follows.

• We would share your draft sale deed once your entire payment has been completed,
and we have received the DD copy of your last payment from bank (as applicable for
home loan cases).
• You would get a link to book the preferred date for registration. Once you have selected
the date of registration, you would get confirmation mail.
• Once your date has been booked, our legal team would upload your sale deed and
generate the registration charges challan.
• You would get a link from us to make online payment.

• Once payment has been done, the legal team would book the slot for you for chosen
date.
• You would get any intimation mail confirming your registration date and timing, sub-reg
location and google coordinates.
• You would need to ensure to reach on time to Sub-Reg office.
• You would need to carry your Aadhaar card for all allottee’s for verification purpose.
• Once registration has been done, we would hand over the original sale deed to the bank
(loan cases) and to you for self-payment cases.
• You would also need to carry the original ATS copy for the sub-reg to verify. For bank
loan cases, the banker would carry the same and take it back. The lead time for bank is
7-10 days. Hence it is important that you raise a request with the bank for releasing of
final demand note.

5. Non availability of the Agreement Holder for registration- You may have a situation
wherein either one or all of the agreement holder are not available in Blore/India currently.
Don’t worry. We would support you to ensure that you get your apartment registered.

• Cases where any one of the applicant is available in Blore for registration- Please connect
with us. We would get a GPA drafted in the name of person available in Blore and the
person not available in Blore can issue a registered GPA (if available in India) or issue a
Embassy authenticated GPA if currently living abroad.
• Cases where all applicants are not available in Blore for registration- Please connect with
us. We would get a GPA drafted in the name of your friend/relative available in Blore
and the you can issue a registered GPA (if all of you are available in India) or issue a
Embassy authenticated GPA if currently living abroad.

Caution:- Pls take our explicit consent and get the GPA verified by us before
proceeding with GPA registration.

6. Handover- We would commence the handover of the apartments from 24th Feb 2025. We
would endeavor to handover 30 apartments per day on Monday to Saturday from 09.30 A.M
to 6.00 P.M. Each handover slot would be for an hour. We would try and close all handover
latest by 15th March 2025.

• You would get a link to book the preferred slot for handover. Once you have booked the
slot, you would get confirmation mail.
• Please ensure to reach on time and you can report to ATL project Sales office. They
would intimate the engineering team for handover.
• You would need to carry any one of your id i.e passport/driving license/Aadhaar
card/election card for verification purpose.
• The handover would be given to the respective owner only. If you wish anyone else to
take the handover, you will need to inform CRM in advance and share their KYC and
authorization letter for the same with us on CRM mail id. The site engineering team

would have prior information to handover the apartment to your authorized
representative.

7. E-Khata- As informed, we have made good progress on E-Khata. We expect to get all E-
khata’s for A & B tower by 07/02/2025 and C tower by 10/02/2025. The same would be
uploaded on your google folder on receipt.

Current Status (01/02/25)- We have already received E-Khata’s for 118 apartments for
Tower A. All 118 units e-khata has been uploaded on the respective apartment’s folder.
You can check the status of your e-Khata on the below link also. It would be updated twice
a week. Next update expected on 04/02/2025, 07/02/2025 and 10/02/2025

8. Corpus payment- As per your contract, we need to collect a corpus of Rs. 50 PSF on your
super built-up area and handover the same to the society. This should only be used for
capital expenditure in future and not for day-to-day maintenance. There is no GST on the
corpus amount.

9. Commencement date of maintenance cost- As per RERA, the maintenance cost


commences from the date of completion of the project. Hence in our case, it should apply
from January 2025. However, we would take the burden of this cost till February 2025 and
maintenance cost would commence for all allottee’s from 01 March 2025 onwards.

10. Commencement of interior work- Interior work can be commenced for all units
immediately post-handover.

11. Common Infrastructure
A. Outer Infrastructure
• Electricity:- Till we get permanent power at the project, electricity would be
provided in your apartment through our common meter for the interior work.
There won’t be any cost charged to you for the same.
• Water Supply:- Water is live at the project. Your interior team should not face
any issue in getting water inside the apartment.
• GAS pipeline:- GAIL is working at good pace and is expected to complete tower
area work by 15th Feb 2025. They would take about 30 days to complete external
work. Hence we expect GAIL to be live in your apartment anytime between 16-
31 March 2025.

Caution: All flat owners would have to apply to get GAIL connection individually
upon completion of registration. We would hand over the GAIL application form at
the time of registration for your onward submission to GAIL.

• EV Charging station- Your allocated parking would be ready for EV charging


machine. We would install EV gun in April month for all apartments.
• Main Gate Beatification- Main Gate beatification work should be completed by
31 March 20025.
• Club House- Club is ready expect for putting few equipment’s. We have started
putting equipment’s and it should be good in all respect around 28th Feb 2025
except for floorings related stuff at couple of places which would be done in
March 2025. You would be able to use the club house in all respect from 10th
April 2025 onwards once you have moved-in
• Podium- We should be good with this once along with main gate beautification.
• Basement- Its ready in all respect and entry ramp should be ready for your
usage on commencement of handover from 24th Feb 2025.
• Cable- Tata Sky/Airtel/Dish TV and Videocon would be live by 10th March for
your use.
• Broadband- Airtel/Act/Hathway/BBNL would be live at the society by 10th March
for use. The facility manager would assist you on your new connection/transfer
at handover time. Do note that JIO is not available in our area at this moment.
• Commercial shops- Expected to open from May/June 2025 onwards
B. Inside the apartment

• Grill:- We have provided grills (not part of the agreement) in all rooms in your
apartment for windows to ensure your safety. Kitchen utility has a glass window
with a mesh. We have not provided a grill in the utility area for fire evacuation
emergencies. Your utility area would help you in evacuation if there is an
emergency and the balcony & main door can’t be used. If you wish to proceed
with installation of grill in the utility area, it is left to your choice.
• Planter pots- Anyone willing to get the planter pots installed in your balcony,
please intimate the same to eng team at handover. They would do the needful.
• Covering of Balcony- Please note that closing the balcony permanently with
window/glass/grill is not allowed by the Fire Department. The same is a
punishable offence. However, covering the balcony with mesh is allowed.

12. Completion of Payment

A. No loan cases

Pls make your due payment amount as per your demand note. The payment should be done
online, or else cheque can be dropped at ATL – sales office. We don’t have any cheque pick
up facility. If you don’t have online banking, we would encourage you to visit your bank
once and make NEFT/RTGS payment at one go. You can also courier the cheuqe to our
office in Koramangala.

Once the payment has been received, you can expect to see ZERO due amount in your
ledger in 2-3 working days.

B. TDS payment- Method and computation of amount

• Guidance Value- You would be required to fill guidance value in your TDS filing.
You can mention guidance value as Rs. 71 lacs for 2 BHK, Rs. 91lacs for 3 BHK,
Rs. 130 lacs for 4 BHK.

Caution:- KEYA would not be able to provide you any credit for challan which has been
paid mentioning prior financial years. Do ensure to mention current financial year only
i.e. 2024-25 in all your TDS payments. Also note that it would take about 7-10 days for
the tax challan to reflect in our account in Income Tax System. Hence it is in your
interest to pay the tax challan as first thing and close this loop.

C. Bank Loan Cases- Pls follow the following steps


a. Cheque the amount of demand note including other charges and corpus payable
to us.
b. Pls call your bank or go online and check the residual amount left in the bank
which can be disbursed by the bank.
c. Check your finance as to how much money you need to pay against this last
demand noted.

d. Pay the self payment and KEYA would release updated demand note and money
receipt for your onward submission to bank.
e. Raise a disbursement request with the bank for the balance amount. The bank
would prepare the DD for the balance amount.
f. Request the bank to get your ATS original copy for verification at Sub-Reg office.
g. Put the sale deed date as 7 days from your disbursement request date.
h. Do note that the bank would not be funding the registration charges and entire
registration cost would have to be self funded.
i. We have put an example for easy understanding.

Caution:- Pls ignore the amount shown in our ledger as loan pool available for
disbursement as our information is updated based on limited information available with
us. Your bank is the only source which would communicate you the amount which
would be released by them. Please ignore the payment tagging done in our system as
self or loan as it is only informative in nature and has no relevance.

13. Quality check of the apartment before handover

We have engaged a third party named Prop check to do a quality check on your apartment
and all 468 units have been/would be at least checked twice by them to confirm on the
meeting Quality standard parameters. You can expect QC certificate for your unit available
in your google folder at handover time. You are free to engage your own third party to do
quality check test at your cost and ease.

14. CRM Contact- Communication by call to sales team and other numbers by
allottee’s

Caution- We strongly recommend not to call to sales team or any other no and only
communicate through email with us. That would ensure smooth coordination. Rest be
assured that if there is any trouble, we would only get in touch with you on call or request
for a meeting if the need arises.

Note- There is no need for you to visit our office at Koramangala or ATL site office for any
of your query. We are working on war zone basis to ensure that all of you have a smooth
handover and move-in at the project. Would expect last mile patience and your support in
smooth registration and handover.

15. Interior Do’s and Don’t

We would share a do’s and don’ts guideline with you at the time of handover. It would be
your sole responsibility to ensure that the same has been followed all the time while your
interior work is being carried out.

16. Modification in the apartment

As informed earlier, the project has been built on MIVAN technology and all walls are load
bearing walls. Any modification in the RCC/walls/ceiling in your apartment is strictly not
allowed. If you still wish to go ahead with chiseling of the walls, your entire defect liability
would be null and void. Further you would be responsible for any damage to the
building/project.

Wall/floor Chiseling: - You should not be cutting the walls/slabs/floor like this in the
apartment.

These images are actual ones from one of our project post-handover. If you do wall/slab
cutting like this, please be prepared for seepage, cracks, structural damages in the building.
The respective owners’ defect liability would be null and void and they would be solely
responsible to meet all costs for any reported damage to the building/apartments in their
series for their tower for their lifetime. It is your sole responsibility to inform the interior
agency to only use external conduit and pipeline for any re-routing/additional routing.

17. Move-in- As you are aware that the common infra like- power, GAIL should be ready by
31 March 2025, you can comfortably plan your move-in from 10th April 2025.

18. Facility Manager (Buddy)- You would get a Buddy (facility manager) who would assist
you with your move-in. We would get you introduced to the manager at your apartment
handover.

19. Handover of the society to the association- We would get the 1st association formed
by election/selection/nomination process in April/May 2025 and would hand over the society
to the association immediately on formation. The association would maintain the society
from there onwards. We would transfer leftover months of maintenance collected in advance
form all allottee’s to the association on handover.

Note:- We have a hard stop date of 30 June 2025 to complete the handover
process and association should maintain the project from 01 July 2025 onwards.
We are good to handover the project earlier than 30 June 2025 also.

20. Commercial Shops- We would open the commercial shops for sale in couple of weeks
from now. There are total of 8 shops in the society which would be sold on bidding basis in
sequence. The modalities would be shared in last week of February with all on mail soon.

21. Not Happy with the apartment or the project - We have put our best efforts to make
the project a signature one and have used lot of materials beyond contractual terms. If you
believe that your home and project is not meeting the quality standard as per our
commitment and you are forced to take this home, no worries.

As per our standard process, we don’t want anyone to take the flat forcefully. Please write
to us for withdrawal from the project. We would refund your entire money paid to us in 60
days. No questions asked.
