PROJECT: Three - bedroom split level residential

SPECIFICATION

PRINCIPAL ARCHITECT

This set of specifications shall govern the methods of construction and the
kinds to be used for the proposed building shown in the plans and detail
drawings.

Location: Purok 1, Bone, Aritao, Nueva Vizcaya
The plans, detail drawings and these specifications shall be
considered as complementing each other, so that what is mentioned or
shown in one, although not mentioned or shown in the other, shall be
considered as appearing on both. In case of conflict, the same should be
referred to designing ARCHITECT.

GENERAL CONDITIONS

All parts of the construction shall be finished with first class


workmanship to the fullest talent and meaning of the plans and these
specifications, and to the entire satisfaction of the Architect and the
Owner.

The construction shall confirm to all the requirements of the


National Building Code, as well as the local rules and regulations of the
Paras, Candon City, Ilocos Sur

CLEARING OF SITE

The building site shall be leveled according to the plans and cleared
of rubbish, roots and other perishable and object able matters to a
suitable sub grade. All such unsuitable materials shall be removed from
the building site and spread uniformly over the areas adjacent to the
proposed building, or otherwise disposed of as may be directed by the
Architect-in-charge of construction.

STAKING OUT OF THE BUILDING LINES

The building lines shall be staked out and all lines and grades shown
in the drawings established before any excavation is started. Batter board
and reference marks shall be erected at such place where they will not be
distributed during the excavations of the building.

EXCAVATION

Use ISOLATED FOOTING in the construction, footing depth shall be


minimum of 1.20meters each set to be installed by professional installers
under the supervision of a professional Civil Engineer.

All excavation shall be made to grade indicated in the drawings.


Where the building site is covered with any kind of ill, the excavation for
footings should be made deeper until the stratum for safe bearing
capacity of the soil is reached. Whenever water is encountered in the
excavation process, it shall be removed by bailing or pumping, care being
taken that the surrounding soil particles are not disturbed or removed.

BACKFILLS/EARTHFILLS

After concrete for foundation is hard enough to withstand pressure


resulting from fills, the materials removed from excavations shall be used
for backfill around them. Backfill shall be placed in layers not exceeding
150mm in thickness, and each layer shall be thoroughly compacted by
wetting and rolling.

CONCRETE WORKS AND PROPORTIONS

All concrete shall be mixed thoroughly until there is uniform


distribution of the cement and aggregates, and should be deposited as
nearly as practicable in its final position, care being taken to avoid
segregation of the aggregates. Water to be used for mixing concrete shall
be clean and free from injurious amount of all acids, alkalis, salts and
other organic materials.

The following proportion of concrete mixtures shall be used for


various parts of the building:

STEEL REINFORCING BARS

All steel reinforcing bars to be used in this construction shall be


accurately placed and secured against displacement by lying them
together at each bar intersection with gauge no. 16 G.I. Wires

CHB WALLS AND FRAMINGS

Concrete hollow blocks to be used on every separate wall of the


units, firewalls shall be at least 150mm thick. The concrete hollow blocks
shall be laid and the cells filled with cement mortar consisting of (1:3)
cement and sand. They shall be reinforced with 10mm diameter. Steel
bars spacing 0.60x0.40m both horizontal and vertical.

LUMBER

Lumber to be used shall be well seasoned, dry and free from loose
and unsound knots or other imperfections impairing their strength and
appearance.

Doors and door frames shall confirm to the sizes, design and kind of
materials shown in the schedule of doors in the plans.

All windows to be installed shall be pre-fabricated aluminum sliding


windows type as confirmed to the size and design as specified by the
Architect and approved by the Owner.

Other special hardware to be installed shall confirm and depend


upon the specification of the designer and approved by the Owner.

ROOFING MATERIALS

The item shall consist of furnishing all plant, equipment, tools,


materials and labor required to perform and complete the corrugated
metal roofing, together with related accessories such as ridge, hip rolls,
valleys, gutters, flasings, straps, and revits, soldering and downspout
when called for on the Plans all in conformity wiith the specifications.

PLUMBING WORKS

All plumbing works shall be done in accordance with the plans and
specifications of the Architect and shall be by the supervision of the
Master Plumber or Architect in charge of the construction. All plumbing
fixtures and materials to be used shall be brand new and approved type
by the bureau of standards. Provide drainage and catch basin for every
cage.

ELECTRICAL WORKS

The electrical installations shall be done in accordance with the


provision of the latest edition of the Philippine electrical code and shall be
under the supervision of the Licensed Electrical engineer and or Architect.

The type of electrical service to be supplied to the building shall be


220V, AC single phase. There shall be only one single drop service from
the nearest electric company to the building. Electrical wires light and
powers shall not be less than 3.5mm (AWG No.12)

Light, convenience outlets, switches and wires shall be as specified


by the Architect.

PAINTINGS

All painting works for this project, except herein after specified shall
be done with the used of BOYSEN/DAVIES PAINTS PRODUCTS whose
specifications are hereby declared and made a part of this specifications,
with the same force and effects as if written in the brochures.

Before any painting is done, all surfaces shall be cleaned, smoothed


and freed from dust, grease, mortar, rust and other foreign substances
and all parts where paint remover has been used shall be washed off with
paint or lacquer thinner. All paint shall be spared evenly and carefully.
