Co m p le x Sub d ivisio n, its Me tho d o lo g y and Surve y O utp uts. At the e nd o f this m o d ule ,

Pla n n in g a n d De sig n Sta n d a rd s fo r a Re sid e n tia l Su b d ivisio n

A. Re g istratio n and Lice nse to Se ll

• The Natio nal Ho using Autho rity (NHA) shall have the e xclusive jurisd ictio n to
re g ulate the re al e state trad e and b usine ss.
• The re g iste re d o wne r o f a p arce l o f land who wishe s to co nve rt the sam e into a
sub d ivisio n p ro je ct shall sub m it his sub d ivisio n p lan to NHA. The ap p ro ve d
sub d ivisio n p lan shall the n b e sub m itte d to the Dire cto r o f Land s fo r ap p ro val.
Fo r a co nd o m inium p ro je ct, the co nd o m inium p lan shall b e sub m itte d to NHA
and the ap p ro ve d co nd o m inium p lan will b e fo rward e d to the Re g iste r o f De e d s
also fo r ap p ro val.
• O wne r o r d e ale r who has b e e n issue d a re g istratio n ce rtificate sho uld first o b tain
a lice nse to se ll within 2 we e ks fro m re g istratio n b e fo re he can se ll the
sub d ivisio n lo t/p ro je ct. Ad e q uate p e rfo rm ance b o nd is ne ce ssary b e fo re
lice nse m ay b e g rante d b y NHA.
• De ale rs, b ro ke rs and sale sm e n sho uld re g iste r with NHA b e fo re e ng ag ing in the

B. Tim e o f Co m p le tio n

 The o wne r o r d e ve lo p e r shall co nstruct and p ro vid e the facilitie s, im p ro ve m e nts,


infrastructure s and o the r fo rm s o f d e ve lo p m e nt within o ne ye ar fro m the d ate o f
the issuance o f the lice nse fo r the sub d ivisio n o r co nd o m inium p ro je ct.

C. O the r Pro visio ns:

• The o wne r o r d e ve lo p e r shall d e live r the title o f the lo t o r unit to the b uye r up o n
full p aym e nt.

e ach p hase to co ve r no t le ss than 10 has.
• The Autho rity m ay take o ve r o r cause the d e ve lo p m e nt and co m p le tio n o f the
sub d ivisio n o r co nd o m inium p ro je ct at the e xp e nse s o f the o wne r o r d e ve lo p e r,
in case s whe re the o wne r o r d e ve lo p e r has re fuse d o r faile d to d e ve lo p o r
co m p le te the d e ve lo p m e nt o f the p ro je ct.
• The sam e shall issue the ne ce ssary stand ard s, rule s and re g ulatio ns fo r the
e ffe ctive im p le m e ntatio n o f the p ro visio ns state .
