We are herewith issuing the Work Order for executing the Layout Development Works
At our Property / Layout with Project Name: KETHAKI-CHINCHALI ENCLAVE
situated at above said Address. Here after we shall be called as the Developer of the
Property and You shall be called as the Contractor. The Allotted Works shall be carried
out as per the sanction plan, IS Standards and as per the Specifications and Details
supplied by the Developer to you as per the rates, terms and conditions given below.

1. Any work not operated/executed shall not be billed and shall be taken out of
the scope of the contractor in writing by the developer.
2. Any addition/deletion in specification/quantities of the civil / Electrical works,
the billing shall be added/deducted accordingly.
3. All rates of works for any difference/dispute settlement shall be as per the
prevailing market rates/PWD rates.
4. All civil & Electrical works shall be executed as per Annexure -I.
5. Any work that is not mentioned/described in detail with specifications in the
work order shall be executed as per the IS standards/Industry norms/ NOC
Norms.

• Inner Size- 0.45x0.45mtrs -With Necessary Shoulders as
instructed Engineer In charge.
3. Construction of Road (From the Top):
• Road Cambering 2.5 degrees
• Top Layer: Construction of BT Roads using food 12mm,
6mm quality of metal and 80/100 bitumen and hot mixing
with seal coat including. After compaction 30mm standard
thickness will be achieved.
• Second Layer: Supply and spreading of Wet Mix with dozer
and lab our (Ramming with Roller for compacting standard
up to thickness of 6-8 inches)
• Third Layer: 60/40 mm Hard granite metal with good quality
of gravel
• Bottom Layers: Water spreading and rolling with good quality
gravel every 6 inches
• Underground pipes will be provided, if possible, at
every crossing Note: 8 to 10 tons power (Vibratory) road
roller will be used.
4. Construction of Kerb:
• Construction of Kerb wall with 2’ length, 1’4” height and 4”
thickness with smooth plastering
• 6mm crusher metal, robo sand and cement will be used with
mortar ratio of 1:2:4(M20) mixing
• 30 feet roads will have road with of 19 feet in between the
kerbs
• Kerb stone will be 8” above the BT Road.
• Earth filling in Foot paths up to kerb level
• Painting in Yellow and Green for kerb stones

Conditions:
1. The rates are non-negotiable for the entire project Execution.
5. Construction of Foot Path:
• Construction of 5 feet width foot path for 30 feet road
6. Park Development:
• Park will be developed with lawn and plants as per DTCP
norms
• Gates will be provided
• Barricading will be provided at park area with vertical pipes
• The gates and pipes will be painted

10. Site cleaning and Levelling:
• Total site cleaning
• Levelling like plotting area
11. Plantation
• Good quality od soil will be used for avenue
plantation Tree Guards will be provided
Plants will be placed very 20 feet’s distance 10 feet height
Note: If possible and based on budget, drip system will be
provided for the plants
12. Construction of Harvesting Pits:
• Harvesting pits dimensions would be 4 feet x 4 feet 3 feet
depth • Bottom Layer will be filled with 65 mm quality of
metal up to 2 feet • The top layer will be 1 feet, will be
filled with coarse sand.
2. As discussed during the negotiation meeting, the contractor has to
carry out the work in a complete manner as per the required
specifications.
All other expenses towards any Govt. departments like Income tax,
Labour, Provident Fund, ESI etc. and any other statutory levies has to
be borne by the contractor and is solely responsible. .

3. The developer KETHAKI DEVELOPERS AND BUILDERS PVT
LTD will not involve and be responsible for the contractor lapses
in case if the contractor have not maintained the obligatory
requirements of the above departments. Any mishap at the
project site shall be the sole responsibility of the contractor.

4. The payment shall be made as per actual quantity executed and
certified by engineer in charge of works.
5. Time Period: The time is the essence of this contract and the
date of completion for the purpose of statutory release (100%
release by One Month) is 30th January 2024.for the final
handover. The applicable rates of TDS would be deducted and
the Contractor to note that the payment will be made as
Electronic Funds Transfer and hence you are requested to furnish
the details as sought in the following format.

7. Deduction/Retention: 5% on Bill Value and shall be released after
defect liability period
7a. Defect Liability period will be 6-8 MONTHS after physical
completion of all Civil works and 2.5% retention money of the bill
value will be released.
Defect liability period for any damages, leakages for water and
sewage lines will be 12 months after physical completion of all
works and balance 2.5% retention money will be released after 12
months.
7b. Insurances against accidents and Injuries to workmen shall
also be obtained during contract period by the contractor till
completion and handing over of the project.

7c. The Contractor shall at all times till completion of this project in
a complete manner is responsible for any Accidental relief and
workmen compensations to be paid to their workmen, either in the
form of injury/death. The developer is in no way responsible in this
regard.
8. Water & Electricity for execution of work is under the scope of
the contractor.
9. Electrical Liasoning charges to be borne by the developer.
Electrical supervision charges at actual to be paid by the
developer.
10. Whatever the reasons for the delay in completion of the project
work by the contractor within the period specified will not be
considered by the developer.
11. The developer reserves the right to penalize/ terminate the
contract in case of bad quality works/workmanship, very slow
progress, non-deployment of men/machinery/material etc., by
serving 15 days’ notice.
12. With regard to deputing manpower and material requirements for
the project as per schedule, in case of any failure to depute the
above requirements continuously for a period of 5 days, the
developer (Kethaki Developers and Builders Pvt Ltd will be at
liberty to impose penalty as deemed fit depending upon the
period of delay caused or at liberty to take over the specific
scope of work by giving notice in writing.
13. As agreed, the contractor have to carry out the work by
maintaining good workmanship with sound engineering practice
and quality as per specifications. Contractor shall also maintain
good housekeeping in the site on day- to-day basis. Contractor
shall strictly comply all the safety requirements in the site till
completion & handing over of the entire project.
14. Termination: The Developer can terminate the work order by
giving 15 days’ notice to the contractor on the grounds of delay
in work execution, quality issues of material and workman ship.
On the termination of the work, the developer reserves the right
to hold the balance amount of work (5% of work order value)
payable to the contractor as on the date of termination as
penalty.
15. TheContractor can give 15days notice for termination of the
work for nonpayment of the bills submitted.
16. Maintenance of layout for 3 months from the date of final
handover is under the scope of the Contractor.
17. Payment Terms:
i. Rs. 5,00,000.00 as advance from time to time in
proportionate to the work progress of concrete drains,
Sewage & water lines.
ii. Rs…10,00,000.00 for the procurement of electric pole
and allied materials from time to time on the procurement
and execution progress.
iii. Rs…10,00,000.00 for the execution of further civil
Roads, kerb, Foot path CA & Parks and electrical works
(material procurement and execution) from time to time
in proportion to the work progress. iv. Rs…5,00,000.00
for the execution of further civil and electrical works
(material
procurement and execution) from time to time in proportion to the
work progress.
v. Rs…12,84,000.00 for the execution of further civil and
electrical works (material procurement and execution)
from time to time in proportion to the works Final Handing
over.
