RENT AGREEMENT

This Deed of Agreement of Rent made and executed on the 1st of November
2024 (01.11.2024) and effective from 1st of November 2024 (01.11.2024),
between: Sri Binoy Verghese (Aadhar No: 4452 1396 7725, PAN No:
AFQPV7013M), S/o Late Sri Verghese Jacob, aged about 40 (Fourty) years,
residing at No.14/A 4th Main, 4th Cross, Brindavan Extension, Mysore 570020
hereinafter called Owner which expression unless repugnant to the context
means and includes his heirs, successors, representative and care taker in interest
and assigns.

AND

Sri Deonarayan Chundawat (Aadhar No: 5839 1901 4001, PAN No:
BBMPC4496G), aged about 41 years, S/O Shankar Lal Chundawat, having
permanent residence at House No 15 A, Ward No 17, Bada Sekhpura Madhupur
Deoghar, Jharkhand - 815353 hereinafter called the Tenant which expression
includes his heirs, successors, representatives in interest and assigns, is as follows:

Owner is the absolute owner of the property in: # 356 B2 Block DS Max
Stonehill Anjanapura JP Nagar 9th Phase, Bangalore 560062, comprising of 3
Bedrooms, 2 Bathrooms, 1 Kitchen, 1 Living/Dining, One Carpark with an extent of
1398 Square Feet and has offered to Rent and Tenant has agreed to take the same
on the following conditions:

• The Tenant has agreed to pay a monthly rent of Rs.20,000/- (Rupees Twenty
Thousand Only) including maintenance on or before 5th of every month.

• The Tenant has agreed to take possession from 1 st November 2024 for the
period of only Three (3) months excluding the notice period of 1 month.

• The Tenant has agreed to pay to the Owner an interest free advance deposit
of Rs.1,50,000/- (Rupees One Lakh and Fifty Thousand Only).

• The Owner shall pay back to the Tenant at the time of vacating the premises
the sum of Rs.1,50,000/- (Rupees One Lakh and Fifty Thousand) while taking back
the possession of the house less the cost of painting and replacement of broken
fittings which can be equal to one month’s rent or more at the time of vacating.

• The Tenant shall at the time of vacating the premises, ensure the same is in
good condition and any painting and repair work be done at his own expenses.

• The Tenant shall not sub-let either house or any portion of the same and
shall handover the vacant position of the house only to the Owner or his nominee
at the expiry of the tenancy.

• The Tenant shall pay the electricity bill in full as per the monthly or actual
apart from the rent during the period of tenancy.

• The Tenant should not use the schedule property for any illegal activities
and not store illegal things in the same and use the premises only for the
residential purpose.

• The Tenant shall not change the building in any manner and any damages
caused shall be repaired and set right at the Tenants cost.

• During the vacating time, if any damages occur to building and electrical
fittings mentioned in the below schedule, Tenant should bear the cost of the
repair works.

• The Owner shall pay the Corporation taxes of the premises.

• The Owner reserves the right to evict the Tenants, if he fails to pay the rent
in any month on the due date to which condition, the Tenant agrees and should
not make any adjustment for the advance amount.

• The Owner reserves the right to evict the Tenants, if he fails to vacate the
house as per mutual agreement via recorded call and message (31 st March 2025)
to which condition, the Tenant agrees and should not make any adjustment for
any reason.

• The Owner may inspect the house at reasonable hours with the permission
of the Tenant.
• The Tenant has agreed to vacate the house by 31 st March 2025 and there
will be no further extension regardless of any situation/reason. This agreement
will be void post 31st March 2025.

• If the Tenant in agreement period is willing to vacate the house in case of


transfer, they must give one-month prior notice to the owner and vice-versa.

The flat no. :356 B2 Block DS Max Stonehill, Anjanapura JP Nagar 9 th Phase, Banga-
lore 560062, consisting of One Hall, Three Bedrooms with 1 attached bathroom
and toilet, 1 common bathroom and toilet, One Dining Hall, One Kitchen, 1 bal-
cony and 1 utility along with water and electricity facilities, and fittings listed be-
low:
