ΤΟ ALL ΤΟ WHOM THESE PRESENTS SHALL COME,


I, TARUN KANTI DEY alias TARUN DEY, OCIC No.- A4113339, PAN
No.- BWWPD0630G, aged 57 years, son of Late Bipad Bhanjan Dey,
Hindu by religion, by Nationality- British Citizen, permanent resident of 94
Percival Road, Enfield Middlesex, U.K., Post Code- EN1 1QU, do hereby
send greetings.

WHEREAS, I own a immovable property lying at Dist.- Hooghly, P.S.-


Chinsurah, Mouza- Uttar Chandannagar, J.L. No.- 21 comprised in the LR
plot no. 1726 (0.50 portion of the total plot) comprising in the present LR.
Khatian no. 6139, measuring about 0.038 acres, situated at 334,
Motibagan, P.O.- Chinsurah, PS.- Chinsurah, Dist: Hooghly Pin: 712101, is
more fully described in the Schedule hereunder and hereinafter referred
to as the “SCHEDULE PROPERTY”,

WHEREAS, the said schedule mentioned property originally belonged to


my mother namely Late Anjali Rani Dey alias Anjali Dey and she got the
property by way of Deed of Gift vide deed no. I-215 of 2012 dated
06/06/2012. Subsequently, after the demise of my mother namely Anjali
Rani Dey alias Anjali Dey, I along with my elder brother namely Tusar Dey
inherited the said property as we two are the only legal heirs of my
mother. Thereafter, I duly recorded my portion of the share of the
property in my name in the L.R. R.O.R. vide the L.R. Khatian no. 6139 and
since thaat time, I have in possession of the said property by giving all
the Khajna and Municipality Tax regarding the said property.

AND WHEREAS, I intend to sell and as I am staying in abroad, it is


necessary and also expedient for me to appoint, nominate and constitute
my elder brother namely Mr. TUSAR DEY, OCIC No.- A4119556, PAN
No.- BHCPD2858M, aged 62 years, son of Late Bipad Bhanjan Dey,
Hindu by religion, by Nationality- British Citizen, permanent resident of
Rushlea, Tiptoe Road, Wootton, New Milton, Hampshire, U.K., Post Code-
BH25 5SL, to act as my lawful attorney with full power to do and execute
the following acts, deeds and things hereinafter mentioned.

NOW KNOW YOU ALL AND THESE PRESENTS, WITNESSES,


THAT, I, Tarun Kanti Dey hereby appoint and constitute my elder brother
namely Mr. TUSAR DEY, OCIC No.- A4119556, PAN No.-

BHCPD2858M, to be my true and lawful attorney or agent with full


authority or power to do and execute the following acts deeds and things
In my name on my behalf and for me as hereinafter mentioned in respect
of the Schedule Property, viz.

1. To negotiate to terms to settle partition between the co-shares and


negotiate and sell my schedule mentioned property to any
purchaser or purchasers at such price and at such time as my said
Attorney may in his absolute discretion think proper to agree upon
and for such purpose to execute any document, deed or other
papers and to present the same for registration and to admit the
execution thereof and/or to cancel or repudiate the same.

2. To receive from the purchaser or purchasers any earnest money,


and to give good valid receipt and discharge for the same which
protect the purchaser or purchasers without seeing the application
of the money.

3. To appear before the concerned Sub-Registrar or Registrar office on


my behalf to present the Deed of Conveyance or Deed of Sale with
respect to Schedule property duly executed and signed by me as I
am unable to appear before the said office.

4. To sign and admit and complete the execution of the said deed in
concern of registration of the schedule property.

5. To execute any other documents Incidental to the Deed of


conveyance if required and as advised by my advocate.

6. To give formal possession of the said property to the Purchaser by


handing over vacant possession of such part of the said property as
is in my personal occupation.

7. To receive the sale proceed or any other sum with respect to the
schedule mentioned property on my behalf and the same will be
deposited in my Bank account,

8. To grant money receipt or receipts to the purchaser or purchasers


relating to the sale proceed or any other sum on my behalf.

9. To appoint any advocate, pleader or attorney or revenue agent or


any other legal practitioner regarding any legal proceeding relating
to my schedule mentioned property, if required.

10. And to do all other acts and things as may be required to be done
for completing the sale, of the said schedule mentioned property
and executing the Deed of Conveyance, as I would do if personally
present.

11. Henceforth I assign the above named as our lawful attorney to


appear before the Sub-Registrar or Registrar Office for presenting
the Sale deed with respect to Schedule property and to complete
the registration formalities on our behalf.

12. That the conduct of the said attorney shall be binding on me and
shall be deemed to have been done by me.

13. This Power of Attorney is restricted only with respect to


presentation of the documents in respect of the Schedule property
and to complete the registration process in respect of the Schedule
property on my behalf before the concerned Registrar or Sub-
Registrar office.

within Hooghly - Chinsurah Municipality, Holding No.161/141 in Ward No.
29 of Majer Rasta (west) Mohallah, Mouza- Uttar Chandernagore, J.L. No.-
21, Present L.R. Khatian No. 6139, R.S. Dag No. 3930 corresponding to
present L.R. Dag No. 1726, Bastu Land, Area- 0.038 Acre or 3.8 DEC.
(more or less) with two storied 5 years old residential building measuring
ground floor covered area 500 [Link]. and first floor covered area 500 [Link].
including water connection and electric connection and all easement
rights thereon.

I hereby undertake to ratify whatever the said Attorney will awfully do by


virtue of the powers conferred in him by his presents .
