RENT AGREEMENT /LEASE DEED

This Rent Agreement is made at Gurgaon on 04TH day of APR, 2025 Between [Link]
R/O- HOUSE NO 2434 ANAND NAGAR GALI NO 5 REWARI HARYANA 123401 (Hereinafter
called the Lessor) of the One Part.
[Link] SINGH RAJAWAT S/O SHIV PAL SINGH R/o-45 ROHANI SINGAPURA LAHAR
ROHANI SINGAPURA BHIND MADHYA PRADESH ,477445 (Hereinafter called the Lessee) of
the other part.

The Expression Lessor and Lessee shall mean and include their respective heirs,
successors, representatives and assigns etc.

Whereas the Lessor has agreed to give on lease the One Room set on Ground Floor,
situated- HOUSE NO 2434 ANAND NAGAR GALI NO 5 REWARI HARYANA
123401(hereinafter called the
Whereas the said property is given on lease to the Leasee by the Lessor on the following
terms and conditions:-

1. That the Lessee shall pay to the Lessor for the above said Property the rent of
Rs.6,000/- (Rupees Six Thousand Only) per month on or before 7 th day of each
English calendar month.
2. The possession of the said property is given to the Lessee by the Lessor on
01.10.2024 to 30.08.2025 for a lease period of 11 months and Lease can be extended
or renewed at the end of this Lease Period with the increase of rent @ 10% by mutual
consent.
3. That the Lessee agrees to pay Rs.6,000/- (Rupees Six Thousand Only) one month rent
by cash.
4. That the Lessee has already paid Rs.6,000/- (Rupees Six Thousand Only) as
security to the Lessor by cash/cheque. Which is refundable without any interest at
the time of handing over the peaceful vacant possession of the property to the
lessor.
5. That the lessee shall use the exclusively property for Residential purpose and shall
not sublet the properties without the written permission of the Lessor.
6. That the Lessee shall pay for water, electricity and maintenance charges according
to the bills from the appropriate authority.
7. That the Lessee shall comply with all the rules and regulations of the local
authorities whatsoever in relation to the said property.
8. That the lessee shall not carry out any structural additions or alterations to the
building layout, fittings and fixtures without the prior consent of the Lessor.
9. That the Lessee at the time of occupation shall see that all the electrical, sanitary
fittings and fixtures are intact and or in perfect working order. The Lessee shall be
responsible to restore them in the same condition except nature wear and tear and
damages by act of nature.
10. That the Lessee shall permit the Lessor or any his authorized agent to enter upon the
property for inspection and to carry the necessary repair at all reasonable times.
11. That day today repairs such as fuses, leakage of water taps etc have to be done by
the Lessee at his own costs.
12. That at the expiry of lease period the Lessee shall handover its physical vacant
possession to the lessor with all the fittings and fixtures intact and in perfect
working order except natural wear and tear.
13. That this lease can be terminated by both the parties by serving one month notice.

IN WITNESS WHEREOF THE LESSOR AND LESSEE HAVE SET THEIR HANDS AT
GURGAON ON THE DATE, MONTH AND YEAR HEREINABOVE MENTIONED THE
