BARVE NODE, MUMBAI MAHARASHTRA 400071 hereinafter referred
to as the “LICENSOR” (which expression shall unless it be repugnant to
the context or contrary to the meaning thereof, shall mean and include
his heirs, executors, administrators, and assigns) of the ONE PART.
AND
MR. ARMAN ALI Indian Inhabitant, (UID 8706 5032 4205), residing at
ROOM NO 01, UPPER FLOOR, ZEHRA COLONY, ACHANAK NAGAR,
SHANKAR MANDIR MUMBRA THANE MAHARASHTRA 400612
hereinafter called and referred to as “THE LICENCEE” (which expression
shall, unless it be repugnant to the context or contrary to the meaning
thereof shall mean and include her legal heirs, executors,
administrators, and assigns) of the OTHER PART.
WHEREAS the party of the FIRST PART is the lawful owner and well
seized and sufficiently entitled to deal with his Commercial premises
bearing ROOM NO A/304, KGN APARTMENT, INSHA NAGAR, AMRUT
NAGAR MUMBRA THANE MAHARASHTRA 400612 hereinafter in this
agreement is referred to as the, ‘SAID PREMISES’
AND WHEREAS, the licensee herein has approached to the Licensor
with a request to grant him permission to use and occupy the said
Residential purpose and to occupy the same without any right, title,
interest or claim in the licensed premises for a temporary period of 11
(Eleven) months commencing from 15th day of August 2024 to expiring
on 14th day of July 2025.
AND WHEREAS, the licensor hereby allows the Licensee for a
temporary period of 11 (Eleven) months to use and occupy the said
premises for Commercial purpose commencing from 15th day of August
2024 to expiring on 14th day of July 2025. on the certain terms and
conditions hereinafter as appearing.

AND WHEREAS, the Licensee is desirous of represent that the use and
occupation of licensed premises by him shall be in his personal right
and shall be under a mere permission as licensee to the licensor and
not amount to and shall not claim any right except as licensee or claim
any protection of law under Rent Control Act or other laws on the
terms and conditions hereunder provided.
NOW THIS AGREEMENT WITNESSETH AND IT IS HEREBY MUTUALLY
AGREED BY AND BETWEEN THE PARTIES HERETO AS UNDER:
1. The Licensor herein has agreed to allow to the Licensee for use
and occupy the said premises i.e. Commercial Unit situated at ROOM
NO A/304, KGN APARTMENT, INSHA NAGAR, AMRUT NAGAR
MUMBRA THANE MAHARASHTRA 400612, for strictly on leave and
license basis for a temporary period of 11(Eleven) months only.
2. That the Licensee shall deposit with the Licensor a sum of
RS.30,000/- (Rupees Thirty Thousand Only) has paid by way of Cash as
refundable security deposit for due observance & performance of the
terms and conditions of this Agreement which shall be refunded back
to the Licensee by the Licensor, without interest after deducting the
amount of dues if any on the expiry or termination of this Agreement.
3. That the Licensee shall pay the monthly compensation, at the
Rate of RS. 5,000/- (Rupees Five Thousand Only) per month Excluding
the Electricity charges for the use and occupation of the said
premises.
4. However, that in the event of the Licensee failing to pay the
aforesaid sum as stipulated hereinabove for Three months
consecutively and/or successively, the Licensor shall be at liberty to
terminate and/or revoke this agreement without any NOTICE and take
back the possession of her premises and refrain the Licensee. In that
event the Licensor shall be bound to return to the Licensee the balance
amount of the said deposit after deducting the dues which remained
unpaid by the Licensee during the period of her occupation on the said
premises.

5. That it is mutually agreed between both the parties that the
monthly compensation shall be do not includes the Electricity charges
and that will be the Licensee Responsibility as per the consumption of
Electric Meter to the MSEDCL to the concerned authorities.
6. That the Licensee hereby agreed that he will not carry on any
illegal or any immoral activities in the said premises nor will be store
any contraband or any hazardous goods/articles in the said premises or
any portion thereof (Licensee shall be fully responsible for any kind of
loss damage etc).
7. That the Licensee shall not allow any other person or persons to
use the said premises unless permitted by the Licensor in writing.
8. The Licensee shall have no right to apply for a ration card, and/or
any kind of loan or any legal documents etc. at the said premises unless
permitted by the Licensor.
9. The Licensee shall use and occupy the license premises for
Residential Purposes and in no manner cause nuisance, damage,
disturbance, annoyance, inconvenience or interference to occupier of
neighboring premises.
10. That it is specifically and mutually agreed by and between the
parties that the licensee shall not vacate the said premises during the
commencement of this Agreement, in the event if the Licensee do so,
the Licensor will deduct the amount of monthly compensation of 1
month and the undertaking charges of agent and at the time of
vacating the said premises, the licensee shall get the said premises
colored as handed over to him.
11. That the Licensee shall be fully responsible for the loss damage
etc., of the said premises.
12. Notwithstanding whatever is stated above, it is clearly understood
and agreed between the parties hereto that this license is revocable by

both the parties prematurely after Eleven months without assigning any
reason whatsoever on one-month prior notice.
13. THAT the Licensee hereby promises not to do any illegal business
in the said premises and if does so he will be personally responsible for
all the costs and consequences and promises not to use the said
premises for any unlawful immoral activities or trade of any nature.
14. THAT it is mutually agreed by and between the parties that the
Licensee will not transfer, sub-let or assign the said premises to
anybody else, without the written permission of the Licensor.
15. THAT the Licensee is not permissible to make Ration Card,
Passport, License/s or any other documents proof on the address of the
said premises without obtaining prior permission from the Licensor.
16. THAT on the expiry of this Agreement the Licensee will vacate and
hand over peaceful possession of the said premises to the Licensor in
the same condition as given to him.

IN WITNESS WHEREOF the parties have hereunto set and subscribed
their respective hands and on this day and the year first hereinabove
written.

free refundable at the time of expiry of this Agreement in respect of the
said Unit paid by him to me.
