AFFIDAVIT OF NEW TITLE

That We, DANIEL T. TALAVERA JR. married to Leonarda Talavera and PABLITO T.
TALAVERA, widow, both of legal age, Filipinos, and residents of Colgante, Apalit, Pampanga,
after having been sworn in accordance with the law, do hereby depose and say:

1. That we are the registered owners of parcels of land with Transfer Certificate of
Title No. 042-2024026953 and Transfer Certificate of Title No. 042-2024026955.

2. That the above-mentioned titles were originated from the mother title particularly
Transfer Certificate of Title No. 9922 that we inherited from our late father, Daniel
Talavera Sr. by virtue of Extra-judicial Settlement of Estate which was executed on
April 25, 2022.;

3. That on the year 2022, we offered to sell a portion of the mother title to the buyers
namely, RIZZA T. DEL CARMEN and LOVELY JANE T. BUSTOS, attached
herewith are the copies of the Deed of Absolute Sale and marked as Annex “A”
and Annex “B”.

4. That we have caused the subdivision of the TCT No. 9922 into eight (8) lots in
accordance with Psd-03-272600, and the above-mentioned titles are part of it.
Attached herewith is the copy of the approved subdivision plan and marked as
Annex “C”.

5. That the buyers have already paid their taxes on the past year 2022 and still have a
pending process of transfer title before the BIR, so we declared that the new title
with Transfer Certificate of Title No. 042-2024026953 and Transfer Certificate
of Title No. 042-2024026955 were originated from the mother title, TCT 9922 that
were executed on the Deed of Sale mentioned under paragraph 3.

6. That we are executing this affidavit to attest the truth of the foregoing statements
and for the purpose of continuance of transfer of title unto the buyers, and for all
legal intents and purposes it may serve.
