-: HOUSE RENTAL AGREEMENT:-
THIS RENEWAL OF RENTAL AGREEMENT is made and executed on this 29 th day
of
June 2023, by and between:-
Mrs. RENUKA.N W/o Shivakumara.J, aged about 45 years, residing at No.88,
‘Shree Nilaya’, 1st Main, RK Enclave, Shettyhalli, Jalahalli West, Bangalore-560015.
Hereinafter called the OWNER of the First Part:-
Mrs. RADHIKA MADHU DABHOLE W/o Mr. Madhu Dabhole, aged about 29 years,
resident of No.258, ‘Shri Krishna Thulasi’, 2nd Main, Veera Sangolli Rayanna Nagar,
Bhairidevarakoppa, Hubli Navanagar, Hubli Dharwad, Karnataka-580025. Aadhaar No.
4389 4458 2887. Hereinafter called “TENANT” of other part.

AND
WHEREAS, the above named owner is the sole and absolute owner of the house premises
situated at No.88, „Shree Nilaya‟, 1st Main, RK Enclave, Shettyhalli, Jalahalli West,
Bangalore-560015. Whereas the Tenant is staying in the schedule ground floor house from
23-04-2021 on monthly rental basis and she intends to continue for further period and has
approached the Owner requesting her to renew the rental agreement and the Owner consented
to rent the same. The Tenant and the Owner have entered into this rent agreement consisting on
the following covenants by which both of them agree to be bound over. The term and conditions
of this Rental agreement witnesseth as follows:
1. That the Tenant shall pay monthly rent of Rs.14,500/- (Rupees fourteen Thousand five
hundred only) and water charges of 1000/- to the Owner on or before 5th day of every
calendar month without fail.
2. That the period of this renewed rental agreement shall be for eleven months (11
Months) commencing from Dated: 01-02-2024 upto 01-01-2025.
3. The Tenant has paid a sum of Rs.1,30,000/-(Rupees One Lakh Thirty Thousand only)
being advance by cash on which is the receipt of the same is herewith acknowledged by
the owner. The said deposit shall not carry any interest at the time of refund.
4. The Tenant shall pay the Electricity charges every month to the concerned department as
per the bill received.
5. WHEREAS the Tenant after the expiry of 11 months period, wants to continue for the
further period and if the Owner agrees for this, The agreement can be extended for a
further period of 11 months, on mutual understanding with an enhancement in rent @5%
over the existing rent.
6. Whereas the Tenant shall utilize the schedule house only for the purpose of residence of
his family members only and not for any other purposes
7. The Tenant should not sublet or underlet the said house premises or make any alteration
without the permission of the Owner.
8. The Tenant hereby agrees and undertakes that he shall utilize the schedule house only
for purpose of residence and not cause annoyance in any manner and shall make a
peaceful living.
9. Whereas the Tenant shall maintain the schedule premises and its fittings/fixtures in a
Tenantable condition without causing any damage either to the schedule premises or to the
electricity/plumbing fittings contained therein. In addition to that Tenant themselves
incurred normal wear and tear maintenance charges out of his own cost and risk. In case
of any such damage being caused, it is the duty of the Tenant to immediately set right
such a damage caused to the schedule premises.

11. If any damages occurred due to the negligence of the Tenant, such damage charges will
be borne by the Tenant OR such charges will be deducted from the security deposit
amount.
12. The Tenant or the Owner wants to terminate the rent period each party have to issue
two(2) months prior notice to one another.
13. If the Tenant fails to pay the rent for consecutive two months or creates any problems,
then the Owner is entitled to evict the Tenant from premises.
14. That the TENANT shall not keep or store any illegal inflammable article or explosives that
endanger life and property. If the Owner finds that any illegal activities are carried by
Tenant then Owner is entitled to evict the Tenant from premises.
15. That the Tenant further agreed to re-paint the house at his own cost at the time of
vacating the premises or else actual painting charges will be deducted from the advance
amount.

SCHEDULE
All that piece and parcel of the RCC Roofing house premises in GROUND FLOOR situated at
No.88, „Shree Nilaya‟, 1st Main, RK Enclave, Shettyhalli, Jalahalli West,
Bangalore560015, (East facing door) house comprising of One Hall, Kitchen, Two Bedrooms,
Bathroom and Toilet provided with Electricity and water facilities.
Fixtures : 02 Ceiling Fans, 02 Ceiling surface lights, 02 Tube Lights, 01 Geyser. Keys :
Main Door 02 Keys, 02 Wardrobe Keys.
IN WITNESS WHEREOF the OWNER and the TENANT have affixed their respective signature
to this agreement on this day month and the year above written in the presence of following
