Supply labour, tools & materials to repair the leaked Circuit B of Chiller no.4
in Chiller Plant Room at 8/F in Victoria Mall
Working hour: 10:00 to 17:00 hrs
Location: Chiller Plant Room at 8/F in Victoria Mall
Provide labour, tools & materials to carry out the following works:-
1. To pump-out refrigerant from Circuit B of Chiller no.4 into recycle
tank (if necessary). Brand: "Carrier" Model number: 30XA1312
2. To perform N2 pressure test to refrigerant pipe, fitting and accessorie
and find out leaking point of circuit by nitrogen gas.
3. To separate refrigerant circuit by two parts (high pressure side tested in
270 psi & low pressure side tested in 150 psi) for N2 pressure test &
vacuum test. To identify the position of leakage points and take photo
for record.
4. To rectify all leaking points found from the pressure test.
5. To replace copper pipe, pipe fitting and accessories as where necessary.
6. Pressure test for refrigerant circuit by nitrogen (24 hours).
7. Vacuum test upon 800 microns and dehydrate the refrigerant circuit (24 hours).
8. Recharge sufficient refrigerant R134A into the circuit.

9. Testing and commissioning for chiller operation upon completion of
repairing works. T&C should be under joint checking by the existing
MVAC maintenance contractor.

10. All the work-related cost shall be included in the tender price.
11. Contractor should make good all affected area and remove all debris off site.

B) Site visit
1. Tenderer is advised to make site visit and site measurement. The particular site
conditions/restrictions/deviations, if any, are deemed to have been taken
account in pricing his tender.
C) Insurances
1. The Contractor shall effect adequate insurance covering All Risks, Employees’
Compensation Third Party Liability or any other risks in connection with this
Work / Purchase
D) Remarks
1. All the works shall comply with the latest Factories and Industrial Undertakings
Ordinance, Occupational Safety and Health Ordinance during the course of works.
2. The tenderer must not modify/qualify this document, failing which, the tender may be
disqualified.
3. The tenderer shall be deemed to have made allowance in his price to cover the
Conditions of Contract, the General Specifications, any shortage/fluctuation of
material/labour/material cost/labour cost, etc.
4. The Contractor shall ensure that all workers have completed the mandatory
basic safety training course for the Construction Industry and hold the Labour
Department Recognised Green Card (LDRGC).
5. The contractor shall provide 12 months defect liability for above equipments &
works upon practical completion of work.
6. All the works as described in this tender must include labour, material, tools,
transportation and make good all affected area.
7. Refer to the below showed, a "Liquidated and Ascertained Damages" which
are paid or withheld from the contractor in the event he fails to complete the
works by the time of completion
8. The employer shall be entitled to retain 5% of the contract total amount until
the issue of the last taking over certificate in respect of the works.
