LEASE AGREEMENT

This Agreement of lease entered into this day of 1 st jULY 2011between M/s. AISHA
INTERNATIONAL, a Partnership firm represented by its Partner Mr. T.MOHAMED
NOHAUN, S/O Late Janab T.Md Yousuf Saheb, residing at No.1 Swaminatha
Gramani Street, Periamet, Chennai – 600 003 here after referred to as ‘The
Lessor’ which term shall mean and include successors and legal representatives
of the one part and Janab.K.M.Saleem Sahib S/o. Late Janab K.Abdul Wahab Sahib
aged about 55 years residing at No. Sydenhams Road, Chennai – 600 003,
hereafter called as the ‘Lessee’ which term shall mean and included its
administrators, successors and legal representatives of the other part witnesseth
as follows. This agreement lays down by mutual consent of the Parties hereto, the
terms and conditions of the lease as under:-

1. Where the lessor is in absolute possession and enjoyment of the property


as Apartment at No.4/3A 10 Bedford Apartment, Dr.Alagappa Chettiar
Road, Chennai – 600 084.
2. Where the Lessor hereby agrees to the lease the said property measuring a
carpet Area of about 1930 Square Feet.
3. The Lease agreement shall commence from 1 st July 2011 and rent based on
this date.
4. The monthly rent of the premises shall be at the rate of Rs.4000.00 (Rupees
Four Thousand Only) and Amenities Rs.4000.00 (Rupees Four Thousand
Only).
5. These Rents shall be paid before 5th (Fifth) of the succeeding month.
6. The period of Lease shall be for 12 Months from this day with an option of
renewal by mutual consent.
7. A security deposit of Rs.48, 000.00(Rupees Forty Eight Thousand Only) has
been paid by the Lessee and will remain interest free. This will be either
adjusted towards the rents outstanding if any in case of termination or shall
be refunded to the leaser in full at the termination of the lease.
8. The lessee shall maintain the schedule premises in good and maintainable
condition subject to the usual wear and tear. The Lessor also agrees to
render best co-operation in this regards.
9. The lease shall bear electricity bills, monthly maintenance charges to the
association of the apartment and water charges, however the lessor shall
bear the corporation takes.
10.The Lessee is entitled to make at his own cost, any internal partitions
fittings, Air conditioners extra to suit his requirements but without making
any permanent structural alterations or change damaging the scheduled
premises.
11.In case the lessee desires to vacate the scheduled premises, the lessee shall
give three months notice in advance and security deposit shall be refunded
immediately after handing over the vacant premises.

S C H E D U L E

All that piece and parcel of housing flat No.10, Ground Floor, 2 nd Block
addressing 4/3A 10 Bedford Apartments, Dr.Alagappa Chettiar Road, Chennai-
600 084 with a total floor Area of 1930 Sq. Ft. consisting of one Hall, Three
Bedrooms with bath attaché, one kitchen, dining utility.

In witness of the lessor and the Lessee have get their hands to this agreement
dated 1st day of February 2002.
