RENTAL AGREEMENT
THIS RENTAL AGREEMENT is entered into at Vellore on this day 29th of July 2024.
BETWEEN
Mrs.Anitha N w/O Nandhakumar, Residing at Door No.18/90, Big Street, Sathuvachari, Vellore –
632009, hereinafter called the LANDLORD which term wherever he contexts permits or admits shall
mean and include his heirs, legal representatives, executors, administrators and assigns:
Mr. Balaji M S/O Magudamani, No 363 Nethaji Nagar, Perumal Koil Street, Vengikkal, Tiruvannamalai
-606604, hereinafter called the TENANT which term wherever the context so permits or admits mean
and include his heirs, legal representatives executors, administrators and assigns and witness as follows

WHEREAS the Tenant approached the Landlord to let out the residential portion in the Ground Floor of
the premises bearing at Plot No 64, SKM Garden, Jegajothi Nagar, Rangapuram, Sathuvachari, Vellore,
Tamil Nadu 632009, more fully described in the schedule hereunder for residential purpose. WHEREAS
the landlord has agreed to let the said Residential portions to the Tenant on the terms and Conditions
set out hereunder.
NOW THIS DEED OF RENTAL AGREEMENT WTNESSETH AS FOLLOWS :
1. The Landlord agree to let out the residential portion in the Ground Floor of the premises bearing at
Plot No 64, SKM Garden, Jegajothi Nagar, Rangapuram, Sathuvachari, Vellore, Tamil Nadu
632009 more fully described in the schedule hereunder to the Tenant on a monthly rent of
Rs.15000/- (Rupees Fifteen Thousand Only ).
2. The tenancy commenced on 05-August-2024 and computed according to the English Calendar
month and the rent of every month is payable on or before 5th of every succeeding month without
default.
3. The Period of tenancy is for 11 months from this date of commencement of this agreement.
4. The Tenant has paid a sum of Rs. 50,000/-(Rupees Fifty Thousand only) caution deposit and the
said deposit will be returned without any interest the date of vacating and handing over the vacant
possession of the residential portion to the landlord after adjusting arrears of rent if any and other
charges and cost of other charges and damages caused to the portion occupied by the Tenant due
to the negligence of the tenant.
5. The Tenant agreed to deliver vacant possession of the portion on the expiry of the period of tenancy
covered by this agreement as it is in good condition as it was when the tenant abstained possession
subject to reasonable wear and tear.
6. The Property tax and other charges payable by the landlord top the property shall be paid by the
Landlord.
7. The Electricity charges for the portions occupied by the Tenant shall be paid as per the SUB
METER FIXED in the portion issued by the MES Department.
8. The Tenant shall not sublet the portion or any part thereof let out to him.
9. The Tenant thereof shall carry put no alternation of any kind of the portion or any part.

10. The Tenant undertakes to maintain the portion occupied by him in good condition without causing
any damages. The Tenant shall pay the Maintenance Charges of Rs.500/- to the maintaining
person.
11. The Landlord or his authorized representatives shall have the right to inspect the portion whenever
necessary during reasonable hours at any time.
12. No act or nuisance shall be committed by the Tenant in Portion and tenant shall always co-operative
with the users of other continents in the said premises.
13. If the landlord required the portion of the Tenant wants to vacate there shall be TWO month notice
on either side.
14. In default of the faithful performance of any of the above conations the tenancy shall be liable to
be terminated irrespective of the above mentioned agreement.
