If any damage to furniture, electrical, plumbing, sanitary accessories all charges for repair or replacement will be atthe cost of LESSEE. 7) The LESSEE & the LESSOR have agreed mutually to enhance the rent by $.% of the rent agreed upon rentewal after eleven months. The lease can be further extended at the mutual option of both the parties by a renewal agreement in writing. 8) The LESSEE shall pay every month electricity charges as per the bill 9) ‘The LESSEE shall not sublet or underlet or part with the possession of the schedule property or any other part thereof without the written consent of the lessor. 10) The LESSEE shall use the schedule property for its own purpose only and shall not make any structural alterations or modifications to the schedule property. 11) The LESSEE shall keep the rented premises in clean and good condition and maintain the electrical, sanitary, wooden and other fixtures, fittings and installations in the scheduled premises occupied by him ‘without causing any damage. If any damage to furniture, electrical, plumbing, sanitary accessories all charges for repair or replacement will be at cost of LESSEE, 12) The LESSOR shall be entitled to enter the scheduled property at any time for the purpose of inspection with prior permission of the LESSEE. 13) It is hereby mutually agreed that if the LESSEE fails to observe the terms and conditions of this agreement and / ot fails to pay the rent continuously for two consecutive months, the LESSOR shall have the right to terminate the lease forthwith and the LESSEE shall vacate the said premises and handover the vacant possession against the refund of the Advance Rental Deposit deducting one month extra rent by the LESSOR after deducting all dues. ‘Lhag g “Any a 14) If the LESSEE contravenes any of the aforementioned terms and conditions, the LESSOR shall be entitled ‘to cancel the lease and re-enter the scheduled property irrespective of the period of lease. 15) This Lease Agreement is valid for eleven months subject to one renewal upon agreed. 16) Either of the two parties can terminate the lease by giving one month’s notice to the others. 17) The LESSEE shall hand over the vacant possession of the schedule property to the LESSOR in as and condition he has received on the expiry of the lease.
