RENTAL AGREEMENT
This Rental Agreement is made and executed at Bangalore this 31st day of
December 2024 (31.12.2024) by and BETWEEN
Owner
Hereinafter called to as "THE LESSOR" which expression shall mean and
include h executors, administrators, legal representatives and assigns of the
ONE PART:

Hereinafter called to as "THE LESSEE" which expression shall mean and
include his heirs, executors, administrators, legal representatives and assigns
of the OTHER PART:
And whereas the lessor has agreed to grant and the lessee has agreed to
accept a lease of Residential premises situated at Address which is
morefully and particularly described in the schedule hereunder referred to as
"THE SCHEDULED PREMISES" on the subject to terms and conditions
hereinafter set out.
NOW THIS AGREEMENT WITNESSETH
1. That in consideration of the rents reserved and the terms, conditions
and covenants of the lease contained and on the part of the parties to
be observed and performed the lessor hereby agrees to grant and the
lessee hereby accept a lease of the scheduled premises.
2. RENT: The rent payable by the lessee for the schedule premises shall
be a sum of Rs. 13,350/- (Rupees Thirteen Thousand Three
Hundred and Fifty Only) per month which shall be payable by 1 of
every of English month including maintenance and water charges
ENHANCEMENT: The rent payable to the lessor by the lessee as
aforesaid in Clause No.2 shall be enhanced by 7% (Seven Percent) of
the last amount paid at the end of 11 months.
3. DURATION: The lease shall commencing from 31.12.2024 and shall
be in force initially for a period of 11 months and can be renewable
according to the mutual understanding both the parties.
4. DEPOST: The Lessee has paid to the lessor a sum of Rs. 30,000/-
(Rupees Thirty Thousand Only) paid by way of cash transfer to the
owner to the Lessor as security deposit which the lessor hereby
acknowledges the said amount and the same shall be held by the
lessor as security deposit during the continuance of the lease and/or
any extension thereof and shall be repaid to the lessee free of interest
after deducting the bills like Electricity Bill, and unpaid rents at the end
of the period of the lease and or any extension thereof earlier
termination.
5. TAXES, DEPOSITS, ASSESSMENT CHARGES: The Lessor shall pay
all taxes, deposits, assessment charges and other outgoings
whatsoever description including corporation charges which under the
statute are primarily livable unto the lessor and shall keep the premises
free from all encumbrance.

6. ELECTRICITY, WATER & PUMPING CHARGES: The Lessee shall pay
directly to the concerned authority, the electricity charges utilized for
their use every month during the period of lease.
7. NATURE OF USE PERMITTED: The Lessee shall be entitled and
permitted to use the schedule premises for RESIDENTIAL PURPOSES
for small family only and shall not store any offensive items, which may
cause damage to the house premises and shall not carry any business
activities. First come first preference for car parking area and has
permission for the two wheelers.
8. SUB LEASE: The lessee shall not be entitled or permitted to assign, or
sublet the schedule Property or any part thereof or part with the
possession of the Demised Property or any part thereof to anybody
whatsoever.
9. MAINTENANCE: The Lessee shall keep the scheduled premises in a fit
and proper state subject to normal wear and tear by day-to-day
maintenance including the fittings and fixtures etc.
10. LESSORS COVENANTS: The lessee paying the rents hereby and
observing the performing the terms, conditions and covenants of the
lease herein contained shall be entitled to quiet possession and
peaceful enjoy of the scheduled premises without any manner or let,
hindrance interruption or disturbance by or from the Lessor, his heirs,
or by any person or persons claiming through under or in trust for the
lessor or their representatives.
11. TERMINATION OF THE LEASE: The lease shall be terminate under all
or any of the following circumstances namely
a. In the event of non-payment of rent of the lessee for a period of
THREE consecutive months.
b. In the event of breach by either party of the terms, conditions and
covenants hereof.
c. By giving Three-month prior Witten notice from either parties.
d. The lessee should vacate the premises five day prior to the last
month between the 20h 25th for the time required for the premises to
be painted.
e. If the lessee leaves/vacates the premises within eleven months of his
commencement date additional one month of rent should be deducted
from the advance excluding the painting and maintenance charges i.e.,
One months of rent.
12. HANDING OVER THE POSSESSION: The lessee shall deliver back the
vacant possession of the scheduled premises to the lessor immediately

upon the expiry of the said term or on earlier termination if any, in
good and tenantable conditions, subject to reasonable wear and tear,
upon which the lessor shall return the security deposit free of interest
less any lawful deduction for any damages immediately to the lessee
without any delay. Whereas the lessee shall agree to pay one month
rent towards painting and maintenance charge at the time of vacating
the schedule premises, if he fails to do so, the same amount will be
deducted from the security deposit.

facilities.

IN WITNESS WHEREOF THE LESSOR AND THE LESSEE have set respective
signatures to this agreement of the lease on the day, month and year first
above mentioned in the presence of the witnesses.
